Build Up Denver

The number of proposals is truly very small and subdued in Denver right now. But obviously there are still new buildings coming up. So I wanted to do a quick thread this morning as a type of Q&A—where are construction cranes in the air in Denver, and what are they building?

Really wanna stress how conflicted I am on this. I believe it is negligent to allow such an important, prominent site near a historic asset like the Boetcher Mansion be developed with the cheapest possible look. But it’s just a parking lot right now, so anything at all is a plus

PROPOSED 8th and Logan, #Denver 80203 6-story, 100% affordable apartments. 67 homes (91 beds) w/ 67 veh & 33 bike parking spots. Hard to imagine a more terrible aesthetic match for the Gov's mansion than the proposed building—except for the existing state, an empty parking lot.

Iliff Ave & S Albion St, #Denver 80222 7-story, 100% affordable development under construction. Includes day care center & retail on 1st floor. 170 homes (402 beds) w/ 144 veh & 39 bike parking spots. W/n 9 min walk of CO Station LR & just a block away from new Bellaire Park

9th Ave b/w Bryant & Clay St, #Denver 80204 76 affordable townhomes are being built in Sun Valley. 4-stories each, w/ veh garage parking. Including new street parking, 136 veh & 61 bike parking spots. New pocket park on Clay Street, new drainage area at 10th.

@mdharrington_ Yeah hard to think of another established residential area with such a dramatic step change in density when new residential construction occurs. West Colfax maybe?

York St b/w Harvard & Wesley Ave, #Denver 80210 2 homes ➡️ 56 homes in South Denver near DU, all studios and 1-bedrooms, but that fits the target population well enough. Nice design, ~6 floors tall, top floor lofted. 21 veh & 16 bike parking spots. Upgrades sidewalk too

@iBikeCommute Yeah, I don’t know that I disagree, even while I cheer more residential density here. A serious effort to run more transit to Cherry Creek North would not go amiss in the next ten years.

@BuildUpDenver Developing a mini downtown in this neighborhood without any transit access seems like a not great idea. Last time I was there the streets were so congested with cars and I biked past a fender bender that was blocking traffic in all directions.

PROPOSED St Paul & 3rd Ave, #Denver 80206 4-story Class A+ office would replace existing 1-story restaurant, currently home to Cucina Colore. 50k sq ft office, 8k sq ft restaurant on first floor, 2 stories underground parking. 85 veh & 17 bike parking spots

@otter_714 Yeah, I think the existing building has some quirky charm, it's gonna be a tad antiseptic of CCN if literally every older retail building becomes boutique office with high end F&B on the ground floor
