I’m an accounting/finance guy who’s way more interested in operations. After a few years on the sidelines, I’ve started searching for a small business to acquire in the Nashville area.

@arestaurant_guy @rhpMike My take on this is from the employee perspective you have to ask “why did it take the threat of leaving for you to pay me what you clearly agree I’m worth?”

@bairdk Could you sell some of the receivables/income stream? I’m thinking like a longer term receivable factoring. Not sure if that’s done in your industry, but I’ve seen it used in ecom and similar.

Storage buy #5 is crushing it. I want some $ out of it. Annualized rev at $293k, NOI at $220k, DSCR at 2.41x. Can't refi out. $1.3m seller-carried note is fixed at 4.5% for 9 more yrs. Bank for my other deals doesn't want second position. Other options?

@Thefrugalgay11 Yank it out, but list it on a vintage site or fb marketplace. Somebody thinks it’s cool enough to pay a few hundred.

Who are my opportunistic business growth experts? I come across businesses and sellers all the time that have a good idea but don't know how to scale it. I want those businesses to be great, but they need growth partners.

@SBA_Matthias SBA question for you: I’m looking at a business with real estate. It includes an owner’s apartment. Can I buy with a 7a loan and live there?

For years I've fought with my companies buying department over custom printed pizza boxes. I've fought with them on other issues but today my soap box speech is on pizza boxes. Why in 2023 is it more expensive to print a cardboard box than it was 20-30 years ago? Yes inflation, labor, freight, etc etc. But I'm saying, with today's digital technology why are we still paying a premium for "plate fees" and "design." I'm seriously considering starting a printing business out of my garage. It is outrageous the fees they expect you to pay to have your branding on a box. I think I can do it for half, and I'm going to do a dry run today. With my wifes @canva , @cricut , and some screen printing materials I'm going to have boxes printed tonight. Stay tuned.

@nhopwood1 @randyengel I was hired to figure out what was going on with supply and demand and apply that to how the stocks were valued. Doesn't matter if it's self storage or semiconductors, if you have the right skill set you can create enormous value.

I was lucky enough to get screwed out of a $500,000 consulting fee by a hedge fund. They hired me to research the self storage industry (which I knew nothing about at the time). It turned out ok. I started a company proving data to the storage industry. We will do $4mm+ this year. I’m also building $400,000,000 in storage. Any time you feel like you got screwed, step back, figure what you did wrong, don’t do it again and move forward. (With that hedge fund, I relied on a verbal agreement, but never forced it into our legal document.) Whatever the case, believe that the misfortune might just be the best thing that ever happened to you. The real outcome just depends on how you choose to analyze it and move forward.

@arestaurant_guy Having a complete GMB listing is huge for this and most screw that up. My husband has done this for a huge corp for a living, Happy to arrange an intro or audit if you’d like.

@arestaurant_guy Worked at a high-volume rooftop bar in college. New GM came in and asked every bartender “how many olives in a martini?” Set a garnish standard the next week, saved a few hundred bucks a month.

@jeremynickmoser Thank you for this. Currently trying to get ballpark pricing on home projects to put together a priority list and it’s infuriating. Just tell me how many zeroes will be on the price, give me literally anything. Please.

Lesson for all my sales guys: DO NOT CREATE FRICTION FOR THE PROSPECT. I know you’re told to “not reveal the price, but to be honest, this is costing you $$$.” Let me give you an alternative:

@Whitney_Sheph A couple of things I’ve seen: 1. Lets the owner offer a super low list price & make up the difference 2. The Airbnb manager runs a cleaning service & is fleecing the owner 3. Greedy owner 4. It’s actually that expensive to clean (rare)

@NNNIncome Electric lawn tools are like electric cars: they’ll do the job for 90% of people 90% of the time and those other cases mostly just require better planning. But everybody focuses on those outliers are proof they’ll never work.

Day 40: Feels like I’m on a hamster wheel. Running as hard as I can but it’s hard to find any progress. Does anyone have a good process for doing a brain dump and prioritizing activities? I’m having a hard time sitting down and doing it by myself.
