@JoeCassandra @SullyBusiness We ended up with 4 great options. We couldn’t afford #1 choice asking price and said “sorry” to the seller. They said “we built this and raised our boys here and we want to sell it to your family”. They knocked 20% off and even offered sellers note.

Unconventional gameplan for finding our next house in this market in top school district: Inventory is record lows...gonna think out of the box using methods I've used to buy houses for 65-75 cents on the dollar 1. Scour the n hoods we want in the top school districts 2. Use software to pull data for - People with no mortgage/lived there forever - People in distress or close to foreclosure -People who bought in last 3 years 3 Mail these people a letter & throw up a quick site "Cassandraswillbuyyourhouse.com" 4 The letter will share we will buy their house at a great price, no repairs, no cleaning it out no realtor fees & they can call, text or email for an offer 5 Plan is to find someone who needs to sell or wants to sell w/o hassle,realtors or paying Open door outrageous fees & tricks - People with no mortgage may be open to a lower price (esp older folks who don't want to clean out their house) -People in distress just want to be done & not let their neighbors know they're selling - People who bought in last 3 years, we could try & assume their mortgage & they'll have some equity I wouldn't be trying to get big discounts for these houses like when we invest Likely just a 10%-15% off move plus any small costs to remove their stuff May be able to pick up a house in the neighborhoods we want - Will still look on MLS - Will network with investors as moving expensive houses is tough for them - Once that first list is mailed, remaining houses can be hit too Will post updates once we start I think @RealLifeRentals did this & got their house (?)

We plan to move & ditch our 3.2% mortgage rate Moving to get into the best school districts for our 4 kids. 7+% mortgage will suck but it's a better community to be in The returns = our kids in top 10 elementary, middle, HS in the state Worth more than a mortgage rate "Why not do private school?" I'd rather live in a better community w/ slightly higher property taxes & the bus, then a worse community & drive 30 min to school each day for a similar/worse education Plus, if private school is 10k/yr (at min), that's $40k/yr for the next 10-15 years min. "Why not homeschool?" Never. I homeschooled for 1 yr in 9th grade... was awful. Going to a HS was the best thing The hope is we stay rooted until the youngest graduates HS (i.e. in 17 years)

@shawngorham Swap out 2 of those eggs for egg whites. Will still taste (mostly) like regular eggs with that 1 whole egg, while cutting out a majority of that cholesterol.

What is your healthy breakfast? I eat 3 eggs, avocado and fruit almost daily… but my cholesterol is right on the border of high (thanks dad) If you don’t eat eggs, what do you eat? No I don’t want to fast - I need more calories not less.
