Buying an auction property. EPC valid at exchange but expired a few days later so not a valid one in place for completion date. Agent says it just was needed to be valid for marketing, is this the case?

Conveyancers can’t win. Acting on a purchase which has gone very smooth, good title and enquiries answered quickly. Client says that it was far quicker than he thought it would be and would there be a reduction in fees as a result as the work was ‘easier’. 🤬

In a chain and there have been delays out of our control. Client has emailed me 73 times during the transaction, primarily with update requests which I seem to be responding to daily and ending each one with ‘I’ll let you know as soon as we have news’.

Client had to use bank’s solicitor on a purchase due to there being a closed mortgage panel. He wants to use us to give ILA for the guarantee and is told that the bank’s solicitors charge to check ILA done by another firm at the same cost as the ILA so better to do it in house!

Client looking to buy from a well known modern auctioneer. He has been chasing legal pack as auction is tomorrow. They finally issue it today and the whole property is on a possessory title. No mention of it in the ad. Seems intentional they released this day before auction

Modern method of auction is a con Got a client who agreed to buy a 4 bed (as advertised), but as one room is a loft conversion with no building regs, lender has given 0 valuation Agent won’t give reservation fee back and have since changed the advert to read 3 bed and loft room

@ZahrahAullyboc2 My client has around 12 properties and he had not heard of a possessory title, as to be fair, as a client you would only know if you’d come across one before. They try and catch people out!

The lack of trust between agents and solicitors is astonishing. Got a sale competing today and the agent has emailed 3 times and rung twice to see if we have completed and each time I have said, I will let you know as soon as we do. 🤬

Assisted clients with equity release and dealt with the in-house legals for the lender Restriction on title about giving notice which we did and gave the certificate Keep getting threatened with legal action now as the body with the restriction has not removed it themselves 🙈
