@gotrice2024 P.C. Richards and Sons in the New York area is the only way to go! Personal service, best prices. It’s SOOOO different from Lowe’s and HD. I love those guys. I’ve spent 20k+ on appliances on several properties over the years.

You bought a new washing machine from Lowe’s, you even took off work so that you could be home for the delivery because your washing machine isn’t working right. After an hour after the delivery window ended, you call them and see why they didn’t come yet. They tell you they did come and that you didn’t answer the door so they left a note on the door. You go out and sure enough, there’s a note. You check your camera and see this. At this point would you even bother with the delivery again or would you just cancel and go buy from another store that values their customers more?

@LincolnRestler In Spain, units are rented without appliances. Businesses install all a tenants appliances in a day for shocking low prices and buy them back at end of lease. You can bet those appliances are treated well by tenants. Guess which city doesn’t have outrageous rents: NYC or BCN?

@LincolnRestler So landlords will now need to pay the electric bill for cooling? I can’t believe that’s really what you’re saying. How do you separate out what that is? With a dedicated meter? That’s a lot of meters being installed!

@Mattizreal @TheFP @LLBiggers When a landlord can’t afford to do repairs (because of rent control) the apartment falls into disrepair and then CANT be occupied.

How are we making it AFFORDABLE for someone to hold that vacant??

@TheFP @LLBiggers Operating costs and repair expenses should be factored into rent control.
But ultimately NYC needs to build more non profit public housing, and the private market is now only focused on charging this highest rates the market can bear.

@melissasavenko @StealthMode987 Agree. I started out in a crime ridden part of Brooklyn that my realtor didn’t even want to take me to. That home eventually allowed me to buy my second home. Start somewhere. Bite the bullet (appropriate for my original neighborhood).

Shortage of starter homes.
Shortage of inexpensive homes in the most desirable neighborhoods.
Buy something. Start somewhere.
And BTW most Boomers didn't start out in 3BR/2.5BA 2,000SF move-in ready homes.

There is no housing shortage.
Millennials just don't get to live in their first choice neighborhood and need to get the h*ll over it.

@cjhazard @melissasavenko I don’t think you’ve refuted the main point. You could find an affordable home and find work near that home to pay for it. You just don’t want to live where that is or work the job that comes along with it. As a gigging drummer I understand. But it’s still true.

You clearly lack perspective on this issue. It’s not about what “neighborhood” we want to live in - houses are unaffordable for hundreds of miles surrounding my home, my business, my family, my friends, and my bands. “Starter homes” are over $1,000,000.
It’s not whining - this is a LEGITIMATE PROBLEM for many of us, and we aren’t able to buy a home or raise a family as a result.

@bavedikian As a US landlord renting in Spain I can tell you: US landlords have far greater liability to consider! It’s a rare thing that breaks in my Spain rental that my landlord will fix. Meanwhile, EVERYTHING that breaks in my apartments for rent in the US is on me!

I would like to thank my landlord for his generosity.
For allowing me and my family to live in a property he owns. All we have to do is pay him rent every month.
For accepting mediocre returns on his capital so that I can earn much higher returns on my capital by investing into my business and into real estate.
For taking on the risk of all major components of the property including the HVAC system, roof, foundation, plumbing and electrical systems, etc.
The value he is adding to my family is appreciated and does not go unnoticed.

@SaraghinaBK We have watched Saraghina grow from a small pizza shop to the beautiful and delicious restaurant that it is now!
The day we signed the closing papers on our home we had dinner there and told the owner/founder Kiko, who was also the chef (and often server)

If you own a home in NYC and need new appliances go to @PCRichardandSon. If you need carpet installed find a mom and pop shop that does it. Just don’t trust @HomeDepot to do it. I’ll still buy my lumber and tools there but that’s it!

I never use @HomeDepot for any kind of installation anymore after several terrible experiences where the workers sent to do the job find reasons why they can’t do it. Not sure if it’s HD policy scaring them or just lazy workers but I’m sick of it.
