The Green Zone streatery was (a) well constructed and maintained, and (b) an essential extension of their space where patrons could have a meal at night after the interior turns over to their (very good) DJs. Losing that space and the staff (!!) makes no sense for our community

@andrew_lautz Also very worried about that! I'm sure its a significant number given the lack of personalized guidance. I was more reacting to your stat of 25% of units claiming it, which is so much higher than we anticipated

@CoreyHusak I'm worried about fraud too, but I'm also worried about accidental overclaiming! With the lack of a reporting structure in place from employers (to either their workforce or the IRS) we are increasing the odds someone mistakenly claims the entire 1.5x, or non-FLSA overtime.

I'm getting a little worried that we will see a lot of fraud in "No Tax on Overtime" We dance around it, but the truth is there's little way for the IRS to check if taxpayers correctly claimed NToO this year, so many may have decided to try fraud 😬 nytimes.com/2026/03/05/bus…

@lymanstoneky When you develop a new idea with rigorous quant analysis, you're constrained by pre-existing data. (No existing data on bedrooms built yearly/by county!) Something good to examine! Build-to-own wouldn't be helped by expensing, except weird edge cases: accountants.intuit.com/community/prac…

One could indeed set per-bedroom, but it's not what you did in any of your models. Expensing certainly does help build-to-rent, and in fact even does help build-to-own in the cases where development projects may be multi-year. Next to my parents house a build-to-own neighborhood has been going in for 5 years!

@jdcmedlock I agree. We didn't model fully ending interest ded. in our housing expensing report, but suggest a way to curb it that wouldn't break our tax model. Its good tax policy but the situation is fundamentally different than 1980s, so there's much less danger of tax sheltering anyway

When thinking about pro housing tax reform, I think it makes the most sense to pair full expensing with the elimination of interest deductibility. This raises a ton of revenue and helps avoid the downsides of the 1980s boom, where there was some tax shelter driven investment.

The time has come to raise the housing investment level in this country, just as we did in the 1960s and 1980s. We have a new report out this morning laying out just how high housing production numbers need to go—and for how many years—to dig us out of the shortage.
