Apartments = 200+ tenants, 200+ toilets, 200+ headaches. Flex space = 4-8 tenants, NNN leases, tenants handle their own repairs. One property manager can handle 30+ flex buildings. Good luck doing that with apartments.Cash flow? My first flex space deal: $14K/month gross, $11K net. Purchase price: $1.2M That's a 11% cap rate in a market where apartment caps are compressed to 4-5%. The math doesn't lie.
