On Friday, March 13, 2026, the Florida Senate voted 27–11 to pass HB 399 (substituting for SB 208)—a sweeping land-use bill that includes a new section requiring local governments to administratively approve certain “minor” variances for “large destination resorts,” without further action by any quasi-judicial or administrative reviewing body—in plain English: without the boards and hearings that exist to protect residents.[6] The House concurred the same day (73–27), and the bill is now headed to Governor Ron DeSantis[7].[8]
