Customer delight is at the heart of whatever you are building. It shows you care. Builds trust. Don't try to get away on technicalities. Eg: Promising to ship something in x days and then buying more time saying you actually meant x working days breaks trust and your product.

In 🇮🇳, the presence of red-category factories in an industrial area does not automatically mean that a new red-category factory will be granted a license. Regulations may restrict new red-category units due to pollution or growth of residential areas. Peenya is one such example.

@kmrityunjay True. But there is room for redesigning - mezzanine floors aren't technically floors, basement or double height structures with cat walks, etc. Knowing the right people could help pushing FAR/ FSI boundaries in progressive states like Telangana and Gujarat.

@Raosted Factory designs are available but our current regulations don't allow those options. The zoning rules coupled with factory act and fsi ensure horrible land use.

If India wants to compete with the Dragon, our factories must produce 10x output on 1/10th the land. Sky rocketing real estate prices - one acre in a remote village costs ₹54L. Policies that are a practical joke. It’s time for industries+architects to reimagine factory design.
