@AvivaRealEstate I’m in SC so can’t speak to how other States handle this. I think SC does a nice job. I have a few ongoing projects under this scenario. Make sure you, (the buyer), are a non responsible party. Enter into a VCC (Voluntary Cleanup Contract) and remediate per the terms.

Real estate development will break your heart.
You’ll fall in love with a site you never get.
You’ll sketch a dream that never gets funded.
You’ll run pro formas until your eyes blur, only to have the deal fall apart days before closing.
You’ll pour years into something the world may never know you tried to build.
And still…
There’s nothing like walking past a building that used to live only in your head.
A place that started as a whisper of a dream, and now has windows, doors, and families living inside.
You created something permanent in a world that moves fast and forgets even faster.
That’s why I keep doing it.

I was warned after starting my company that my obsession with good design would be my Achilles heel.
My projects would take too long.
They would be over budget.
I wouldn’t be able to deliver market rate investor returns.
I would run my architects ragged. They would hate me.
Tenants wouldn’t care. Cities wouldn’t care.
I wasn’t building enough parking.
I heard it over and over and over again.
And then some more.
I’m glad I didn’t listen.

@ChrisTrainorSC I waited because I was just curious to see how long the line would be today after hearing so many friends say they were voting early. No line where I voted.

@Cribdilla Think about your put back as well. I would drill and set alternating rebar in the existing slab sides.
English

@skylarromines I’m definitely a 1. Just wired for it I guess

@AllyTaft We are an open venue meaning you are able to select whatever bartending service you like or if you want to pour your own, etc. Same with how you select your caterer or any of the other multitude of vendors more specific to the wedding industry.
English

@CarolWalshReal1 I’m interested. Sounds like fun. My lane is historic and/or abandoned buildings.

@moseskagan The insurance thing just happened to me. Finally bound property coverage an hour before closing, but would have closed in any case. Never have seen getting coverage on older properties the way it is right now. 3x what it was last year on this one building.

@skylarromines @ShannonJean I saved a shower’s worth of that exact tile recently. Shelving it in case I need to restore another one later!

I think something is wrong with me…
I literally cannot get excited about move in ready, perfect condition, stabilized real estate
It’s a problem - you could call me for a $1.5mm listing at 3% for an absolute perfect house… and I’d rather go for a bike ride.
But call me for a $200k hoarder house condemned by the city and I drop everything and anything - haha
All that to say: I’m only motivated by deep distress. I know it’s the harder path and there are easier ways… but I am who I am.
English

@AllyTaft Haha! I feel I do. A little different now business now, but the attention to detail remains the same. My greatest strength…and my Achilles heel

Two years ago I went on a date with the exec chef of one of Atlanta's (now) Michelin starred restaurants.
When he showed up, he said, "you ate at my restaurant in April with an older Asian man and last month with someone I am guessing was your brother because you seemed much more comfortable." (He was right.)
He told me where in the restaurant I was sitting both times.
I asked him if the autism made it difficult to date.

@mjznyc @JohnJBlatchford Not sure I understand your question?
English

@RichardBurts @JohnJBlatchford Is this cold dark shell or warm shell? Asking for a broker friend. $5 workletter should be enough right?
English

@JohnJBlatchford @mjznyc Thanks. As you know, it takes a passion for buildings that are abandoned and in many cases, only neglected due to the owner’s inability to make the repairs, etc. Then the conditions get worse and eventually the building hits a tipping point. That’s my zone. Columbia, SC
English

@mjznyc @JohnJBlatchford Haha, kept everything! Maybe excessively. Pretty interesting documentary on SCETV about the history and the restoration. It’s also where I first heard the phrase “that’s gonna cost ya” from my contractor.
English

@RichardBurts @JohnJBlatchford Touch of paint ought to get er done there. 😂 was that a full scrape or were you able to leverage existing structures?
English

@aussieflya @JohnJBlatchford I’ll dig some up and post. Luckily, this project was completed in late 2008 just before the music stopped.
