@AvivaRealEstate I’m in SC so can’t speak to how other States handle this. I think SC does a nice job. I have a few ongoing projects under this scenario. Make sure you, (the buyer), are a non responsible party. Enter into a VCC (Voluntary Cleanup Contract) and remediate per the terms.

I was warned after starting my company that my obsession with good design would be my Achilles heel. My projects would take too long. They would be over budget. I wouldn’t be able to deliver market rate investor returns. I would run my architects ragged. They would hate me. Tenants wouldn’t care. Cities wouldn’t care. I wasn’t building enough parking. I heard it over and over and over again. And then some more. I’m glad I didn’t listen.

My contractor agreed to $3800 to trench and re-cover 40’ of concrete in our garage for a new waste line. He thought the floor was a 4” slab. Turns out the floor is 14” of reinforced concrete. How much of an increase in cost should I expect? (He discovered this after digging 4” down.

I’m becoming increasingly convinced that there are two types of people: 1. Work 12+ hour non-stop days/are on-call 24/7. 2. Productive work for 2-3 hours a day max. But no one who actually just works 8 hour days

@AllyTaft We are an open venue meaning you are able to select whatever bartending service you like or if you want to pour your own, etc. Same with how you select your caterer or any of the other multitude of vendors more specific to the wedding industry.

Speaking with potential wedding venues and multiple have noted that they enforce a "no martinis" rule. This is a deal breaker, as that's my fiance and his parents' drink of choice. How trashed must people have gotten in the past for this to be a rule venues need to put in place?

@moseskagan The insurance thing just happened to me. Finally bound property coverage an hour before closing, but would have closed in any case. Never have seen getting coverage on older properties the way it is right now. 3x what it was last year on this one building.

Every RE operator needs a Closing Checklist: A list of actions to be taken before & immediately after the purchase of a new property, by the owner or her property manager. Take it from me: You don't want to be running around trying to get insurance quotes on the closing day.

I think something is wrong with me… I literally cannot get excited about move in ready, perfect condition, stabilized real estate It’s a problem - you could call me for a $1.5mm listing at 3% for an absolute perfect house… and I’d rather go for a bike ride. But call me for a $200k hoarder house condemned by the city and I drop everything and anything - haha All that to say: I’m only motivated by deep distress. I know it’s the harder path and there are easier ways… but I am who I am.

Two years ago I went on a date with the exec chef of one of Atlanta's (now) Michelin starred restaurants. When he showed up, he said, "you ate at my restaurant in April with an older Asian man and last month with someone I am guessing was your brother because you seemed much more comfortable." (He was right.) He told me where in the restaurant I was sitting both times. I asked him if the autism made it difficult to date.

@JohnJBlatchford @mjznyc Thanks. As you know, it takes a passion for buildings that are abandoned and in many cases, only neglected due to the owner’s inability to make the repairs, etc. Then the conditions get worse and eventually the building hits a tipping point. That’s my zone. Columbia, SC
