There’s another advantage most overlook: collateral. Hard assets like Bitcoin or gold can be borrowed against when needed, without raising new capital or diluting ownership. Helpful for major repairs, bridge financing, or other big expenses. Scarcity becomes a liquidity lever.

Operating costs are hard to forecast in a world where everything else seems to be going up too. If you’re just getting started in real estate, don’t underestimate how much inflation and lease agreements can impact your bottom line and the tenant experience.

Repairs were getting more expensive, property taxes weren’t slowing down, and turnover costs were making breakeven impossible. Shifting to annual leases has been a game changer: Reliable tenants appreciate the stability and we can plan repairs and improvements with confidence.
