SB 1123, signed into law yesterday, is a step toward allowing "Houston style" infill throughout California. Unfortunately, due to vestigial CA-brain thinking, it's unlikely to unleash a Houston-style infill boom w/o further legislative tweaks. 🧵/17

Another front yard setback ADU, currently under construction. This one is a duplex in Oakland, CA. Each unit has a 400sf ground floor with a 200sf sleeping loft. The construction cost was 325 / ft, or about 200k / unit plus 25k / unit soft cost. Rents in this area will likely be 2500 / month. Design and permits were quick, around 3 months. But construction has lingered due to delays from various utilities. As a developer, cutting scope, including CA, establishing utilities, or even an qualified GC to save money can be fine. Just know you will be filling the gaps yourself, and start your applications early.

@dan__blackwell See flat rents in LA and Long Beach markets as well, especially studios, one, and two beds. We're seeing some growth in bigger units (chalking that up to SFRs being expensive and more people moving in again - reversion to the mean post-pandemic)

Is anyone else experiencing market rents flattening out / softening? A few PM companies I have spoken with in OC said market rents are flat to down 5% We have also experienced this on a couple properties we own. Anyone else experiencing this?
