What happens to housing affordability when new homes are built in the local area? Recent economic papers have tried to answer this question, and a new Greater London Authority report summarises their findings data.london.gov.uk/housing/resear… Here's a thread to summarise the summary:

So happy to see the DP version of this finally out after 4 years of working on it. Our prayers to the gods of peer review so that it takes less than 4 years to get published. Thread will follow after people are back from holidays.

How do war deaths affect communities & their next generation of soldiers? Those from areas that suffered heavier losses in WWI were more likely to die or be awarded honours for bravery during WW2. @CarozziFelipe Edward Pinchbeck & @luca_repetto_c Read: ow.ly/XwnM50PqFMk

@GeorgistSteve Low rents because demand is low -> nobody wants to live in Gary, Indiana. Low rents because supply is high -> different story (e.g., Hamburg, Germany, many people want to live there, but it’s still relatively affordable)

#NYC has over 300,000 single-family homes (36% of all residential buildings). As a thought experiment: Imagine each one added an accessory dwelling unit (ADU)--that would go a long way to help with #AffordableHousing.

Lost in the debate in the #housingcrisis is that the best way to provide low-income #housing is through the "filtering" of older units. Flood the middle with new units (along the transit lines) and the price of low-income housing will fall. buildingtheskyline.org/filtering/

📢 New discussion paper: @amensee finds that expanding overall #housing supply makes housing more affordable for renters. Increasing the flow of new supply by 1% lowers rents by 0.2% 🏠 zurl.co/pJRV

@amensee We don't have enough research on the pass-through of new contract rents to renewal rents. It probably differs by country/region as well.

@salimfurth Well, I‘d expect rents to increase during a tenancy if new contract rents increase (the outside option of the tenant). I think you‘re right that it does not help to build +10% in a single year, but it would help a lot to increase the flow of newbuilds permanently by 10%.

@amensee Obviously, new contract rents become all rents over time, but you'd have to have above-average completions for a decade or so to achieve that - which brings us back to the conclusion that it takes a lot of new supply to seriously lower rents.
