@ukhpinfo Averages are a useless measure to get insight here. Can someone who is looking to build wealth outsode of housing find rent cheaper than a mortgage, yes. And whats the opportunity cost of the deposit?

@ThomasF93619148 @KennyTheLength Investment in the characters. Its the comedy tragedy of real life, with the odd bit of over the top thrown in for tv but it wasnt excessive. Exceptional show.

@ThomasF93619148 @KennyTheLength Well heres a test. If it was low brow and slapstick would they have been able to write in the story line of a woman having a miscarriage? No, ofcourse not. And there are almost no sitcomes you could name that could do that because as you say they never had the same level..

@KennyTheLength @ThomasF93619148 Low brow? I dont think you understand it. I say that genuinely. The series was never supposed to be wall to wall belly laughs. Theres episodes where theres a miscarage. Other than Royal family you wont find many shows that can bridge comedy and tragedy like those shows.

@KennyTheLength @roxyskinflint Have I misunderstood a joke here? OFAH is objectively bigger than the sum if its parts. To even utter the words still game in the same sentence is so void of qualitative understanding that it immediately ends the discussion. I mean its not close to playing in the same arena.

@ukhpinfo @Suck_my_bress It may make the maket less fragile against forced sales but does not stop a crash of prices (heavy correction). Credit conditions to marginal buyers determine house prices

@ukhpinfo @Suck_my_bress Doesnt need leverage. Price is set buy the marginsl buyer. Whather the credit environment is for that buyer is the market. It has nothing to do with how much of the housing stock has a mortgage against it.

Yes, it’s more to do with are they current with payments and complying with other terms of the mortgage. Low interest rates after GFC had the benefit of allocating a (higher than otherwise) proportion of their monthly payment paying down the balance, this has created a lot of ‘breathing space’ in terms of ability to absorb capital value loss vs outstanding mortgage balance. Still not a good situation!

@ukhpinfo @evadne Prices are set by the marginal buyer. This is complete nonsense. Next youll tell us houses prices are not exposed to interest rates. Complete drivel.

@MazzaInvests @JohnBob82325422 ... feeding on itself with boomers releasing equity on rising prices to cover deposits for their kids. No longer capped by wages. If i was going to guess id say they would stagnate for a long long time rather than a sharp correction but who knows.

@MazzaInvests @JohnBob82325422 No way of predicting rates but the ultra low rates people got used to are extremely rare historically and historically after a period of very cheap money, very bad things often happen. The problem was housing got unhooked from normal market checks and balances and started..

Sometimes I feel like I'm behind the rich kids with 100k portfolios... Then I remember they live in their mum's basement. And that I already own way more than them. Have a great Wednesday.

@MazzaInvests @JohnBob82325422 Thats a low rate of return though isnt it. Their maybe regional differences but normalised interest rates will not support the browth of the last 25 years going forward, even if valuations have become detached from salaries. Theres no chance.

@CircleOfComp @JohnBob82325422 But it will more than likely will? Bought my our house in 2021, 255k. Valued at 310k now. It can easily be 500k in 20 to 30 years, especially now the North is catching up with the south price wise. 4 bed semi paid 255k, NW of england. Same house in the SW? Probably 700k

@MazzaInvests @JohnBob82325422 In the drive. Its wild. And theyll be working until their 68 because of it. I agree you can do this that and the other, but people buying buy on emotion primarily.

@MazzaInvests @JohnBob82325422 Your stretching there, and none of this applies to buyers now. The games dead. For years people borrowed as much as possible because it made sense, and people are still doing it. The amount of people i know in 400k + new build houses, 2 leased cars...

@MazzaInvests @JohnBob82325422 Interest rates 2000-2020 were a historical anomaly that fed the gravy train which wont be returning any time soon.

@MazzaInvests @JohnBob82325422 .. but its Britains most treasured national delusion and theyll never accept otherwise. Anyone that believes house prices will even double in the next 15 years its deluded. If in 15 years average values are at over 500k comanding average 100k deposits, ill eat my own shoes.

@MazzaInvests @JohnBob82325422 Its for people that need to be forced to save. Think about 2 people at 25 both with 50k deposits, how much is that 50k worth 30 years later from equity returns vs buying a house. House is great for all sorts of qualititive reasons, but its a shit investment.

@MazzaInvests @JohnBob82325422 Try spending the equity 😂. Its not real wealth. Its basically your kids retirement fund and thats if its not taxed or taken for social care. Paper wealth is overrated. British peoples obsession with housing leads them into these silly opinions.
