@HighStakesCap Dubai is a terrible real estate play. Even at a discount. People have been gambling on off plans on a frothy market close to a nice little implosion just like every 5-8 years there. Why would anyone gamble if there s certain plays at more than 18% IRR elsewhere is beyond me

@BarryRoland19 That s shocking 😮. I agree with Robbie. I wouldn’t take a single cent myself. I’m a GP too and there’s an 8% pref and targeting 18-20% in 7 years, paid by the government. How on earth can they perform so badly over a 20 year time frame 🥴. If LP don’t make real money, 0 GP pay!

Not a dunk on Robbie, but my dad is an LP on an 80/20 deal with no pref.
It’s been about 20 years, the building is selling this year, and the *total return to investors* before the promote would be 33% (ie, invest $1 20 years ago, get $1.33 today).
Imagine rewarding the GP after that.

@DaraOgunto No. Striking because you dont understand basic economics and costs, but you’re protected just because you re an union rep, is not a valid reason. People strike because they always want more pay and less work. Yet none of them want to take risks and the possible rewards of it.

After my parents fled the Islamic Regime in 1979, they found safe haven in Queens, New York.
That’s where I was born. In a tiny apartment in Queens.
My parents had nothing. Not money. Not connections. Not even the ability to speak English.
Unlike Zohran Mamdani, I didn’t go to a fancy private school. I went to a NYC public school that was so crowded there weren’t enough desks for each student. Half the time I sat on the radiator in the back of the room and took notes on my lap.
I rode the MTA bus home, while both my parents worked to put food on the table and rebuild their lives.
And they did rebuild. Because in America, and only in America, capitalism gave them a real chance to start again.
The people supporting Mamdani are just like him. A bunch of entitled rich kids who have no clue how lucky they are, and even less of a clue why they have been conditioned to hate America.
They don’t know what it’s like to buy shoes two sizes too big so you don’t outgrow them before the end of the school year.
To act as the translator for your parents at 6 years old.
To claw your way from having nothing to achieving something.
And today they celebrate, because they’re too dumb or radicalized or both to realize they’re falling for the same Islamist-Marxist lies that caused my parents to flee Iran in the first place.
All to destroy a city that was once a hopeful refuge for millions of people who just wanted a better life.
People like me and my family.
What a sad, sad day.
My heart is absolutely broken for NYC.

Elon is truly the dumbest smart person ever:
-Your ID is not required because your information is checked against the voter role.
-Candidates appear on the ballot for each eligible party that endorses them. (For Mamdani this was Dems and WFP.)
-Cuomo is last in the bottom right because he made a brand new party to run as no one wanted to endorse him.
-None of this impacts voting. How stupid do you need to be to think someone would walk in to vote for Cuomo, but suddenly pick Mamdani because Cuomo was only on there once?
It shows how little Elon thinks about people that he thinks you’ll be bamboozled by standard ballot measures.
