New flipper: “I want my first deal to be a cosmetic flip.” Me: “Cool. What profit are you expecting?” New flipper: “At least $50k.” This convo happens every month. It’s a byproduct of gurus teaching everyone to only buy 65–70% deals. That’s not how today’s market actually works. At least not in major metros like Atlanta. Reality check: I’m buying these same types of deals aiming for ~$30k profit, but I have advantages most new flippers don’t: • Licensed and list myself → save ~3% on the sale • Subcontract my own rehabs → save 15–25% on costs • Cheap private money → 2–3% lower rates, no points, no junk fees If I’m underwriting for a $30k net with those edges, a new flipper doesn’t stand a chance competing against investors like me. If you’re not willing to do the work to be direct-to-seller and you’re saying things like this, you probably need to adjust your profit and rehab expectations.
