@jarluh IMO. The paying off debt part depends on what rate you are borrowing at. If you have some cheaper rates fixed on intermediate or long term debt and can get better returns on the operating side, it would be a benefit to leave those alone and build cash.

Right now is it better to pay off debt or pile up cash, or keep buying assets? I know it's not quite that simple and every situation is different, but curious what people are doing out there?
