The comparison also depends entirely on which housing type you are comparing. Renting is cheaper than buying for starter homes in 49 of 50 largest metros. Buying is cheaper than renting for 3-bedroom family homes in 58% of US counties. The direction of the gap depends on the property type, not a national headline. Every 50 basis point drop in the 30-year mortgage rate reduces the monthly ownership cost by roughly $100. At 5.5% rates, the national buy premium falls to $288 per month. At 4.5%, it falls to $90 and buying makes mathematical sense in most markets. The gap persists because rates have stayed above 6% since late 2022, not because renting has some permanent structural advantage.

US Rents were down 1.7% over the last year, the 34th consecutive month with a YoY decline. Renting a home is cheaper than paying a mortgage in all 50 of the largest metro areas in the US.
