Dayton’s Project in downtown Minneapolis faces foreclosure. Developer 601W Cos., which turned the landmark department store into office space, owes $220 million to lender Fortress Investment Group. Troubles surrounding the redevelopment of the former department store date back to 2020, when the $350 million project was set to open 1.2 million square feet of office and retail space just as the pandemic prompted a widespread shift to remote work. Six years later, much of the property’s office space remains empty and unfinished. Plans for a food hall curated by celebrity chef Andrew Zimmern were canceled, leaving massive retail vacancies on the ground floor and in the skyway, where a lone coffee shop operates. The Dayton’s Project continues to operate “at a significant loss,” according to the receiver’s February report. Fortress’ attorney noted the firm has spent millions of dollars to fund the project since 601W defaulted.
