@theficouple Have a set schedule on sleep. During that time, don’t be quiet. Talk, watch movies, vacuum, it makes them used to noise while sleeping. Get out! We took them to church after 3 months and put them in nursery, etc. believe it helps with allergies too! get those germs

@ClarenceWongCRE have a question/struggle. In texas, I don’t think we are allowed to use “value” because we are not appraisers. But it’s strange that the appraiser reaches out to the broker community to find out what values are. Really think that needs to be changed

For an investment sales broker opinion of value (BOV), there’ll be pricing matrix, which is similar to a sensitivity table in acquisitions. (see more) (1/ )

Genuine question for brokers: I was a broker when I started, I know and respect how hard your job is and that you only make money when a deal happens. Why are so many of you agreeing to take grossly overpriced listings? Seeing it every day, and can’t make sense out of it.

Some brokers like to include numbers at the end of the listing price that are customarily lucky in certain cultures. You see this commonly, and it’s one of the most nonsensical things I’ve ever seen in real estate.

@realEstateTrent I struggle with this? If an appraiser is an expert, why would they need to ask brokers for info? #so who’s opinion on a market worth is more accurate, broker or appraiser?

If appraisers are hired for the purpose of determining value, why is their first question always about what the current purchase price is? If you’re being paid to come up with a value, you come up with it.
