A little about me: - Over 10 years development experience at a small shop. - I have done everything from acquisitions, to financing, leasing, entitlements, construction and dispositions. - We have done everything from a 2,500 single tenant Starbucks to a 500,000 sf power center.

Let's see if X can help find us a broker for a deal I'm an investor in. It's a 2 tenant retail center. Long term leases in place, with national tenants, but one tenant is dark. The building is in Ohio, so ideally looking for someone that has a great track record in that market and specifically focuses on retail. Looking to sell Q1. Reach out if interested.

@DeveloperQuirks I made this mistake in Houston once. Agreed in a ground lease LOI to supply water meter. Was like $50k. Had to back track in lease negotiations.

Every Texas town has been killing us with “impact fees” lately. This is for a single tenant retail building. We got hit with similar on a freestanding QSR last month.

I think everyone is starting to check out for the week now, if they have not already. Nobody is answering their phone or responding to emails.

@AdamKleinROI @dirtdog CFA needs at least 1.5 acres if not 2. MCD needs at least an acre. This list seems off for today’s requirements.

REIT lists property thinking it’s “dark” meaning it’s closed but paying rent at $2.5M / 7 cap Buyer opens escrow at $2.3M Tenant sees listing and calls saying it’s actually open Asset manager listed the wrong property The property is worth $3M, buyer made $700K doing nothing

If a broker introduces you to a lender should they get paid in perpetuity on every loan you do in the future with that lender?

I’ve repped Wingstop for 20 years in the Houston area Wingstop now does $2MM+ per location. That’s out of +/- 1500 sf, so call it $1,500/foot in sales Yet it has finally happened We offer on a site, and upon seeing the counter offer we have agreed we can’t pay their rent.
