I like this - the key is to know the make up of the person who is doing the piece. I was just interviewed today and I requested an off the record brief of what they wanted to ask me & their lens for the story. Super helpful in making sure questions were going to be aligned prior to going on the record

I came into development with a long history of talking to the press and recognize that this may be less comfortable for others. Unless the goal is to merely survive an article you don’t want, I would recommend a different approach. If you’re trying to get publicity, most reporters I know would just take a pass on these rules. Instead, talk on the record and have a good idea of what you want to say and stick to that. Try and anticipate their questions and have answers. No one knows your project better than you do. Chances are this reporter covers a beat or a neighborhood where you work. This approach is adversarial and sets the tone for future interactions. I do agree that if you intend to talk off the record, you have to clearly establish it up front and they need to agree. Since anything off the record can’t be used, I’m not sure when you’d want to do this.

Good reminder for business peeps: When a reporter asks to speak with you: 1. Insist up front that the conversation be "off the record" and get confirmation the reporter agrees 2. In exchange, offer to give them any quotes they need for their piece via email after the interview is over This way, you can speak freely and get your point across, without having to worry about being misrepresented or misquoted in print. (Another benefit is that, bc you're writing the quotes, rather than saying them, they will "read" better on the page.)

@DDrolapas Interested in the impact on some of the long term agreements agents at CB/C21/Sotherby’s. Lots of the larger agents had pretty significant comp/fee packages - will be interesting to see how that plays out

BREAKING NEWS! Compass announced they're in agreement to buy Anywhere Real Estate in an all stock transaction valued at around 1.6 billion. For those who don't know, Anywhere owns the following: Coldwell Banker, Century 21, Corcoran Group, Sotheby's International Realty and Better Homes and Gardens Real Estate. This purchase would make them the largest brokerage in the world with 300k agents.

Bought this 5 unit in North Atwater Village Sept 2023 for $1,180,000 with someone I met on twitter. It was grossing about $90,000 annual in rental income & was pretty much falling apart. Gut renovated the existing 5 units & built out 3 ADU's. (1 carport ADU & 2 detached) @toni_lewis designed! We now have 8 units in an up and coming part of LA, that will be grossing about $285,000 annually. Might sell & 1031. Might refi. But definitely looking for more. If you have heavy value add deals with room for ADU's in LA County (B or better areas) please reach out.
