Storage buy #5 is crushing it. I want some $ out of it.
Annualized rev at $293k, NOI at $220k, DSCR at 2.41x.
Can't refi out. $1.3m seller-carried note is fixed at 4.5% for 9 more yrs.
Bank for my other deals doesn't want second position.
Other options?

For years I've fought with my companies buying department over custom printed pizza boxes.
I've fought with them on other issues but today my soap box speech is on pizza boxes.
Why in 2023 is it more expensive to print a cardboard box than it was 20-30 years ago?
Yes inflation, labor, freight, etc etc. But I'm saying, with today's digital technology why are we still paying a premium for "plate fees" and "design."
I'm seriously considering starting a printing business out of my garage. It is outrageous the fees they expect you to pay to have your branding on a box. I think I can do it for half, and I'm going to do a dry run today.
With my wifes @canva , @cricut , and some screen printing materials I'm going to have boxes printed tonight.

@nhopwood1 @randyengel I was hired to figure out what was going on with supply and demand and apply that to how the stocks were valued.
Doesn't matter if it's self storage or semiconductors, if you have the right skill set you can create enormous value.

I was lucky enough to get screwed out of a $500,000 consulting fee by a hedge fund.
They hired me to research the self storage industry (which I knew nothing about at the time).
It turned out ok.
I started a company proving data to the storage industry. We will do $4mm+ this year.
I’m also building $400,000,000 in storage.
Any time you feel like you got screwed, step back, figure what you did wrong, don’t do it again and move forward.
(With that hedge fund, I relied on a verbal agreement, but never forced it into our legal document.)
Whatever the case, believe that the misfortune might just be the best thing that ever happened to you.
The real outcome just depends on how you choose to analyze it and move forward.

Set a garnish standard the next week, saved a few hundred bucks a month.

1. Lets the owner offer a super low list price & make up the difference
2. The Airbnb manager runs a cleaning service & is fleecing the owner
3. Greedy owner
4. It’s actually that expensive to clean (rare)

@NNNIncome Electric lawn tools are like electric cars: they’ll do the job for 90% of people 90% of the time and those other cases mostly just require better planning. But everybody focuses on those outliers are proof they’ll never work.

@bibelhausen Get in a room with somebody you’re paying. You talk, they take notes. Get it all out. Afterward, have them bullet point your monologue, that’s your action item list.
