A new build estate! What are your thoughts? I think it’s perfectly inoffensive. The pavements are a bit small, there is a lack of trees for my liking, and the houses are bland but they’re not terribly ugly. I’m perfectly chill with this lack of density in the Tyne & Wear suburbia, but I would be raging if this was built anywhere in Greater London and its well connected outer commuter-belt.

So this year has been the first year I watched Die Hard and Die Hard 2.
First one was great, second was fine.
Didn't realise it was based on a novel, or that the second was also based on a novel - but from an entirely different author and series!

@reza_byt Typical week: Run to and from work (8 km each way) one to three times per week, bike to/from work other days, soccer game (x2), gym (x2), yoga (x2), sometimes longer run on weekend. Plus coffee, sitting on couch, and sleep.

@Feldfrog It doesn't work like that. Sometimes rents are higher than mortgage interest plus costs, sometimes they are lower. In the latter case, it's not because landlords in those cities are generously choosing not to put rents up

Yes, minus mortgage interest, property tax, and repairs. They factor that in. Landlords are going to make your rent higher than those costs, that’s how it works. Often grossly to whatever level the market allows. And it’s not like they lower your rent once the mortgage is paid.

When you pay rent, you no longer have that money.
But when landlords pay the mortgage, they keep the value of the money in asset form.
AND when you pay rent, the landlord gains that money.
If you pay $1000 in rent and your landlord’s mortgage is $1000 - they are still up $1000

Problem with the bath is I can’t fully submerge for long without drowning. Considering some kind of snorkel setup to be fully immersed

Scotland embarked on similar reforms in 2017 and 2022. Rents have gone from a ~3% increase year on year to 13% in 2023.
The private rental stock is down 8.4% and 50% of landlords are thinking of selling.

The Renters' Rights Bill is about to gain Royal Assent. The Government has promised it will fix the private rental sector, but I've read through the Bill and worry that it risks harming the very renters it seeks to protect. 🧵
