Extremely sad that Giles Peaker has passed away. Since pupillage, Nearly Legal's been my go-to blog for absolutely everything landlord & tenant law. Giles was really amused when I "fan girled" him @HLPA_UK in 2024 & asked for his autograph in his brilliant book. RIP, Giles 🙏🏾

Today we said goodbye to legendary housing solicitor Giles Peaker of @nearlylegal fame in the countryside just outside of Stevenage. As online conversations about housing become more febrile, his knowledge, enormous wit and ability to disagree agreeably (most of the time) will be horribly missed. Apt to Tweet farewell, as he met and brought so many people together on this app. Wonderful words from @justinbates28 too ❤️

@HarryScoffin @Victoria_Spratt Thank you. That’s rather what I expected it to be. That leads to a further point. It’s not obvious that you want major developments to be carried out by a company that’s struggling to recoup its costs from completed projects. The pressure to cut costs could be intense.

Important policy point about the Aylesham development in Peckham… Because social housing is delivered through Section 106 agreements with private developers, it is not uncommon for applications to be declined and go back and forth while numbers are negotiated. Often if it is felt the number of social homes is too low. It’s dysfunctional, yes. But that’s the system.

@s_everson @Victoria_Spratt Stephen, Berkeley are struggling to shift their new leasehold flats, offering all sorts of inducements, including service charge holidays, but still stopping short of giving leaseholders real costs control via a Resident Management Company and share of freehold.

What if developers could bring local communities with them? By putting infrastructure and amenities in first? By committing to sensitive design? And showing people how their lives might improve? Then, maybe, we wouldn’t end up with furious and angry debates like the one that has erupted about Peckham. Last year, I visited a new development near Rugby which shows how it can be done. Berkeley have actually been very engaged in leasehold reform. They attended a meeting with the minister I was also at. Complex reasons for developments being stuck - sometimes profiteering, sometimes due to spiralling costs as a result of inflation But Berkeley has a good track record of actually building Whether this is the right design / type of housing is a different debate

@Victoria_Spratt Given how many developments actually with permission have been moth-balled in London, not least because of the collapse of the demand for leasehold flats, what would distinguish this development from those in terms of promising a return in the near future?

A good faith reading of the situation would be, simply, yes. They’ve been sitting on this site for a long time. It’s costing money to submit and defend plans. They have shareholders who will want returns. If by present market conditions you mean mortgages / affordability - still yes, there is demand out there but you’re right if you mean that lots of ppl who want to buy/stay in Peckham probably couldn’t afford these flats

A standout line from @wesstreeting’s resignation speech ⬇️ ‘The question isn’t whether young people would fight for their country, but when their country is going to fight for them’ A real focus on the challenges of younger generations - to get on the housing ladder, to afford having children, keep up with rising rent costs etc - MPs have been saying for ages (reflected in student loan debate) that Labour has to reach out more to younger generation
