A dry cleaner ruined one of my shirts recently, and I decided not to do anything about it.
Why?
They would have pushed back and insisted they didn’t do it. I would have explained why they were wrong, and they would have denied it again. I would have told them I’d never come back unless they reimbursed me, and the back and forth would have continued.
Frankly, dealing with that kind of conflict over a shirt that costs a couple hundred dollars isn’t worth my time or energy at this point in life.
Yes, people should be held accountable, and there should be consequences for actions, and this stuff should be viewed on a case-by-case.
But in this case, it was a no brainer. All downside.
I’m just not going to go back.
Sometimes you have to weigh the upside, pick your battles, and choose being smart over being right.

We left 85 and sunny in LA for Omaha in the middle of Winter
And somehow this trip is still one we look forward to every year
The Scooter’s Coffee Conference brings together a lot of people who took a real swing on themselves
People who opened their first store, signed a personal guarantee, and are trying to build something for their family
Hard not to respect that
Most people think we just sell real estate
But a lot of what we actually do is sit down with operators who built something from scratch and figure out how their real estate can help them take their next step
That's the most fulfilling part of the job
And that’s why we keep coming back to freeze our buns off every year

The real estate appraisal industry is 50 years behind
Every week I get calls from appraisers trying to figure out the value of a property
They ask basic questions:
What cap rate are these trading for?
How is the market for this type of asset?
Can you send me some comps?
So the process basically becomes
Broker explains the market over the phone
Appraiser writes a report based on what the broker told them
Bank gets a 146 page PDF from the appraiser
And then 99% of the time
The property appraises for…
The exact price in the purchase contract
Why are we still doing this in 2026?
