Unpopular Opinion: everyone should own a boat
You always hear 'the two best days in a boat owner's life are the day they buy a boat and the day they sell it.'
That is true if you buy a big yacht with high carrying costs and large gas bills. However, owning smaller boats (especially sailboats) can be an affordable hobby.
I purchased this beautiful older boat for a few thousand dollars, and it will cost me less than $300 per year.
It will provide me and my family years of fun and quality time together. That's priceless.

@arestaurant_guy Interesting, when I filled this out last year for a restaurant, there was no confirm from IRS and the waiting time for payment was 18-20 weeks. Sounds like the IRS changed systems. My gut is you should just resubmit as is, and hope it’s a different IRS employee who processes.

As someone who is monitoring Miami Beach, there are A LOT of $750k-$1M listings where no equivalent condo or home has sold above $600k and there are unknown assessments coming with the new law going into effect on Jan 1, 2024. The seller delusion seems to be greatest at that price point.

Our thought on the call, collectively, was that the $750K — $1.5M home buyer is the most interest-rate sensitive.
The sub $500K homebuyer will buy what they can however they can and the +$2.5M homebuyer largely doesn’t care if rates are 4% or 6%.

Notes from a call with one of the largest homebuilders in South Florida:
• There are not enough sub-$500K homes to meet demand
• My +$2.5M homes are selling like crazy
• My $750K—$1M homes are struggling to sell
Said it varies slightly by submarket but is largely consistent.

I would encourage you to spend a couple days sitting through criminal court with a variety of judges. It’s clear from your comments that you’ve never done this and it might better inform your opinion. Also it’s important to know that history of arrests/convictions is inadmissible as evidence to any trial.

I’ve automated/outsourced/systematized 90% of what I do in my business. To the point where on most days I have to think of things to do.
