Big move for Oakland’s future: The Oakland Arena reportedly could be sold for $100M as part of the larger Coliseum redevelopment deal. The arena apparently became more valuable after the Warriors left because it evolved into a strong concert/live events venue...specifically with a lot of K Pop acts coming in. But this isn’t just about the arena, it’s about controlling one of the largest urban infill redevelopment sites in the Bay Area. • 155 acres • Transit-connected • Existing infrastructure • Huge cultural history And now potentially shifting from public sports asset to a privately driven entertainment + mixed-use district. A few other things that stand out: • The arena sale proceeds may be used by AASEG to finance the broader Coliseum acquisition. • The long-term vision includes housing, hotels, entertainment, retail, and large-scale redevelopment in East Oakland. This could end up being one of the most important redevelopment projects in the Bay Area over the next decade.

@VladSF It's really hard to make ground-floor commercial work in 100% affordable. There's not rly a financing source to fund the TI buildout needed to make the space desirable except for New Markets Tax Credits. And banks almost always underwrite to no income for any commercial space.

Mamdani announced a pretty big rezoning in NYC called Block by Block, but it comes with prevailing wage requirements. That's akin to the everything bagel approach that hasn't worked in CA. Either it won't work, or it'll produce a few very limited high end megaprojects.

Tech elite are not really invested in Oakland. They're all in SF and on the peninsula. Joe Lacob is that guy for the Warriors (and now Valkyries). Oakland has white collar workers for tech companies and a few CEOs but it's just not like that. It's amusing that the GenZ frontier lab/startup talent are complaining about housing but the most important thing that could happen for immediately relieving housing pressure in SF is getting signatures for the November ballot initiative to not let BART fail.

A great deal in principle ⤵️. Upzoning + IZ cuts -> higher land values -> more tax revenue. The deal would dedicate a portion of the tax increment to BMR housing developers, in exchange for their dropping their opposition to lower IZ. The hitch is in the next tweets. 1/3
