Another thing no one ever mentions: shared owners in blocks like mine pay higher service charges than private leaseholders. Why? Because the housing association slaps a “management fee” on top of the managing agent’s costs, despite not actually managing anything.

@DavidMcGregorBN Good stuff. Now please tell me what has Labour done on building safety? People in my block put their kids to bed at night knowing there is flammable cladding on the building. Labour were vocal in opposition, but are now bankrolling developers to meet newbuild targets instead.

People ask what Labour has actually done. Try telling a renter facing a no-fault eviction that ending Section 21 doesn’t matter. Try telling a struggling family that breakfast clubs don’t matter. Some of us know these things change lives because we’ve lived it.

@ACORNLDN Our building has a mix of shared owners and social tenants. The cladding is ACM class 3 - the same flammable type used on Grenfell Tower - and we had a balcony fire back in 2020. We’ve never seen a single housing association rep on site.

@ACORNLDN Agree on need for more social housing, but all newbuilds face similar building safety issues, including those managed by housing associations. Failures happen across the board. My landlord is a housing association, and they show no interest in how our site is being managed.

Today's letter from @SamanthaDixonMP states, they are still implementing the Grenfell recommendations as a "core priority", they got the phase 2 report 1.5 years ago, phase 1 report 6.5 years ago and the fire happened almost 9 years ago. This is still moving at a snails pace.

None of the report’s recommendations have been acted on. @UKLabour still hasn’t done anything to help shared owners stuck in homes they can’t sell. @mtpennycook was vocal in opposition, but as a Minister he’s looked the other way. “Change,” they said.

The average service charge for a london flat is £2.8k/year, thats £233/month.... forever. Costs go up each year. Service goes down. No surprise demand is collapsing At this point, it’s not housing. It’s pure extraction.

@DaBoatLDN @SustainableTall Labour is just banging on about “more transparency” on service charges, basically sticking to the plan the Conservatives designed. As if the silver lining is just knowing exactly how you’re getting ripped off.

@SustainableTall Service charges. If they clamp down on this then people would gladly take them. Profiteering with no accountability for what that charge is spent on. Make the spending open to residents and/or put limits on how much they charge.

Those responsible for Grenfell should be jailed. The Tower stands surrounded by one of the wealthiest areas in Britain, yet it was neglected, warnings ignored, and safety treated as an afterthought. While a memorial is a step in the right direction, we need justice too.

@Mroperandi @MayorofLondon Housing associations do something even more perverse than that: they add a 'management fee' in top of the service charge. So shared owners pay more service charge than private leaseholders in the same block.

@leftth0ughts And a very significant number of leaseholders are in negative equity so they can't afford to sell. Several flats are empty. A handful were sold to cash buyers at auction. A similar scenario is happening all over London.

@leftth0ughts My development is just down the round from where this picture was taken. It was overwhelmingly owner-occupiers (including shared owners) and social rent tenants initially. Now because flats are almost impossible to sell due to high service charge, a growing % of flats are let.

Interesting one this - how does London continue to build if profit margins and buyer appetite don't allow it to? Leasehold needs fixing *quickly* but I think this is an interesting "theory meets reality" situation for YIMBY arguments (I'm a yimby btw).
