Kevin Warsh and Trump just made it clear why rates are going lower: “AI is going to make almost everything cost less. We’re at the front end of a productivity boom. Economic growth won’t be inflationary — we’re in the early innings of a structural decline in prices.” Elon Musk, Sam Altman, Jeff Bezos, and Stanley Druckenmiller all expect AI to be strongly deflationary. The next few years are going to be insane.

Not possible. The renter is spending more every year with no compensation for it. A buyer with the same or even slightly higher mortgage payment will quickly outpace the renter. Not only are they gaining equity from their payments, they are also gaining it from appreciation. I literally just ran those numbers. 3.3% appreciation us the low side of the US median 3-5%. The buyer gets to earn that on a million dollars, vs the renter earning 7% in the market on the the 20% down payment. That 800k difference in capital is too big of a lead in the world of compounding interest.

Low appreciation hurts the buyer, and a down payment isn't free equity, the renter invests that money instead.

Liar. When you register to vote you have to show 2 forms of identification from the same list you use to prove citizenship to a new job. When you arrive to vote you sign your name. If the signature doesn’t match the signature you used when you registered your vote is not counted.

@EricSpracklen I ran a median-priced home through a rent-vs-buy model at today's mortgage rate. Out 30 years, renting and investing the difference finishes around $2.7M ahead, and the buy path never catches up. Prices don't have to fall for the math to already favor renting.
