Every day on my way to and from my son's school, I drive by these 3D printed homes in Mueller (a master development in Austin, TX). 1,607 sq ft, 3 bed, 2 bath for $980,609. Icon Build is developing 12 homes on a single block. It's been incredible to watch as they've moved the printer up and down the street, printing one home after another. However, this seems far too expensive!

Our Texas architect subbed out a structural engineer out of California on one of our projects. I don’t know if it’s standard in California, but the foundation has larger than our usual grade beams and each floor has steel beams. We had to fight tooth and nail to get him to reduce the grade beam sizes and use steel beams only on the first floor (a 3-story townhome product).

Structural engineer bids on our projects usually range between $5,000 to $10,000. It’s always tempting to save money here. But a good and fast structural engineer can easily save you 5x their fee. The cheaper engineers usually attract far more work, which means your project sits in their queue longer. We have a set of corrections right now where our architect and civil engineer finished their items for resubmittal last week. Our structural engineer is saying he can’t get to his part until next week. If you go through several rounds of back-and-forth with the city, those delays can quickly turn into weeks or months. Construction and bridge debt isn’t cheap. That initial savings disappears fast. And it’s not just speed. The way an engineer designs a building can cost real money. We have another project right now that’s already approved, and our sub contractors are scratching their heads at how much steel is in the framing and how over-engineered the foundation is. I’m being told the structural design may have cost us tens of thousands of dollars in unnecessary construction costs. The “cheap” engineer may have just become the most expensive one on the job :(

I've talked to a lot of people working in AI with agents, Claude Code, etc One thing I keep hearing that nobody has written about is that many builders have stopped going to the gym The reason is always the same: the perceived opportunity cost of stepping away from their projects feels too high I've noticed it in myself too It's hard to break away when we're all building such cool stuff But I'm typing this from the gym right now And I'll tell you that it feels great You should go exercise if you haven't lately You'll have better energy and better focus Less prompting and more lifting!!

Is there a piece of software that: - I give it access to my email - It scans all of my messages and creates a CRM w the names of everyone with whom I've ever interacted, their contact info, a bit about them (both from email context and LinkedIn / web search), when we last emailed and what we emailed about?

Don’t ever make a real estate investment decision based on what an appraisal says. Appraisers use complex methodologies to determine value, and those methodologies often produce valuations wildly disconnected from what a property would actually sell for on the open market. Appraisers can also be manipulated. Be especially careful if the appraiser was hired by the party that benefits from a higher valuation.

We are choosing between these two site plans. The city is allowing us to dead-end our fire lane instead of providing natural circulation The trade-off is effectively: 🟩 Better Immediate Circulation + No Unique City Approvals + Better Parking Ratio 🟥 More Leasable Sqft + No Easements from Neighbor Required + Lower PSF Costs This will likely come down to: - How quickly our neighbor to the south will build - How friendly our neighbor is - How much tenant demand we truly think we have Extra square footage is nice, but if there's no tenant to lease it, then it's just a huge waste of money. Pro forma works either way. Which would you choose?
