“Can’t build up to water front because Houston floods in heavy rain.” In Middle Ages, you could just do things. Like Florentines filling in the Arno river bank to raise their buildings above the flooding area.

@UrbanCourtyard I agree but this area in Houston floods in heavy rain you couldn’t build up to the waterfront if you wanted to. Things need to be built up and setback here.

@SaveUSHeritage @bgurley @historyinmemes Only Austin eliminated them entirely. Dallas still has parking minimums, although reformed. Additionally, the image (from the 1970s) predates the creation of Houston's current minimum parking standards (1989).

@historyinmemes But there's a contradiction. A lot of sprawl and car-dependency is precisely driven by separation of uses. Which Houston's "lack of zoning" demonstrably isn't. Hence, there are other factors that must be looked at to explain the car-dependency that took over Greater Houston.

@HOUmanitarian In fairness, Richmond does have somewhat of an "Old Town/Main Street" to work with. But definitely still car-dependent in that area, though.

@Panzaredda Actually, the commercial standards for Houston are even worse 😶 5000 sqft is the minimum lot size for an unrestricted reserve (uses not for single-family). So, yes, the land-use restrictions are problematic, and need to be wiped for good. rb.gy/7q4ugs

@StrongTownsHTX I don't know if there is a different min size for commercial, my understanding was that 1400sqft was the minimum for lot sizes. That's still too big for this property, this is a 800sqft footprint on a 1000sqft lot. There needs to be no minimum.
