@UrbanCourtyard I agree but this area in Houston floods in heavy rain you couldn’t build up to the waterfront if you wanted to. Things need to be built up and setback here.



I don't care what anybody says, whether it's overrated or cliche, the San Antonio Riverwalk is a masterstroke of genius.

Downtown Houston in the 1970s—when it was largely a sea of parking lots, with hardly a tree in sight. Houston is the only major U.S. city without traditional single-use zoning. Retail, offices, and residential spaces can exist side by side, letting market forces shape neighborhoods instead of strict zoning laws. This approach fosters flexible, organic development, though it has also contributed to the city’s sprawl and reliance on cars.

Very few are building this kind of product today. I'm honored to be working with one of the few groups in the US doing this now here in the Houston area. And we've got 22 units coming down the pipeline!

Austin planning department is studying a new missing-middle zoning (MR) and a mixed-use (MX) zoning! - MR zoning would allow up to 6 units on 5,750sqft lot! - MX zoning would allow higher density AND commercial uses where it has previously been prohibited. This is huge!
