A few months ago I pitched a potential LP who’s made an eye-watering amount of money in oil & gas. He said, “the problem with real estate is it takes too damn long to get really rich.” And that was basically the end of the meeting. I left and ate a cheap sandwich for lunch, huddled over a trash can in the airport.

@DonovanBuilds @resetbasis Those of us who been in the space for a while normalize it, but it’s not normal to many. Extremely hard way to make $ with other options present. Especially with Tbills at 4% no risk.

@DonovanBuilds @resetbasis I’m selling some SF homes rn in my portfolio. Have not sold in 4 yrs. Can’t believe how much work I had to do to get a clear title. I think the main issue for wealthy folks who made money outside of RE is they see all the friction. So many Ave’s where things can go wrong.

@DonovanBuilds the question always is do you even have the right documents to review? Title companies have gotten so bad at this. As you know lol. Have to pay for your own title work now to verify.

Everyone wants to be a developer no one wants to sift through deed restrictions that were created when the average house price was 2x the average salary possibly dictating what you can do when it’s now 5x (inflation adjusted)

Instead of arguing with politicians buy Bitcoin. As Harris County proposes another tax hike.
Lina Hidalgo@LinaHidalgoTX

Please read and share— We 4 Democrats on Commissioners Court were elected on a platform to support smarter and more compassionate government— mental health instead of just incarceration, paid family leave and early childhood education, supporting veterans, victims of domestic violence, and more. Over the past two years, two of the Democratic Commissioners have done everything they can to appeal to GOP voters at the expense of those communities and movements that elected them. (eg. Voting for unfunded pay raises for police officers). They have bankrupted the county, forcing cuts on basic programs on which we were elected. They didn’t need to force cuts to basic services in order to give law enforcement raises. Last year, they elected not to do both. Now at commissioners court, Commissioner Ellis has made a motion that gives them a chance to not turn their backs on the people that elected them. Today, they already killed Harris County’s early childhood programs, when all they needed to do was take the question to the voters. They have ridiculously massive contractor-funded war chests. We redrew districts that benefit them. What are they waiting for? Why run as Democrats if the sum total since 2023 is cut of progress we made as a Democratic Court from 2019-2022. And a county in the red for the first time in recent memory. Democrats in Commissioners Court have until the end of the day today to avoid unnecessary cuts to basic services. Which side are we on?

Gladly, any zoning law push will be dead on arrival. Regardless of how many @HoustonChron ads/stories are purchased.

When you peel back the layers, it becomes clear—when a group of planners and activists can’t get their way, they’re perfectly willing to jeopardize the entire city’s future just to carve out a small utopia for themselves.

Zoning will only hurt minority groups and lower-income neighborhoods. It will increase property values in the most desired zip codes of Houston even more. Currently, the only way to do this is through deed restrictions. Who do you think would decide how the zoning rules go into effect? Zoning would be a complete disaster.

I'm an urban planning expert from Houston. It's time we talk about zoning again. | Opinion houstonchronicle.com/opinion/outloo… via @houstonchron

@DonovanBuilds lol very diplomatic. California is controlled by unions and activist groups. Mayor does what she is told.

The thing I learned about California is that they love to move quickly on policies that are a detriment to them and incredibly slowly on ones that would be positive
Mayor Karen Bass@MayorOfLA

Just signed an Emergency Executive Order to prohibit SB 9 applications within the Palisades Fire area. SB 9 wasn't intended to be used in the wake of the worst natural disaster L.A. has ever seen. I thank @CAgovernor for working with me to get this done. mayor.lacity.gov/news/mayor-bas…

We had our insurance company send a mailer saying they dropped our policy on a commercial property—for no reason. We reached out. They asked for more pictures (after already inspecting the building before binding the policy). We sent pictures. Then they asked for our permitting information. We sent it. No response. The ACH policy payment was still charged for the month. Two weeks later, they reinstated our policy. Insurance has become a criminal enterprise.

Had the opportunity to work with @mhowitt helping him and his team replat a single lot into 3 so they can develop 6-units. It sounds like they are developing in all 50 States at the moment. So if you have a project that needs $ reach out.
