@MichaelAlbaum Ok. Nice. Appreciate it. However, since the 30-year mortgage rate has come down since that article was written in August, is this data not stale? And, I’m assuming mortgage rates will fall further in the next few weeks.

I didn't totally follow your video, but in this instance I was able to get seller financing from the current owner as well as a 2nd from the prior owner, so I only brought 7.5% as a DP

@DTouchatt Open to whatever makes sense given the market. I’ve used fairly conventional debt for the past 10+ yrs because it was so reasonable but with elevated rates, creative finance helps make the deal work.
This one was $665k
