@FinPhilosopher Real estate investors generated wealth from appreciation not cash flow. Having said that the appreciation outlook isn’t very promising as of today imho

This house just sold by me for $572k (inside needs a remodel)
They immediately listed it for rent at $3,100 a month
Based on a 20% down payment at 8% interest + taxes and insurance, their monthly mortgage payment is around $4,000.
How is it worth it to buy and rent out a house losing $900 a month before additional expenses worth it??

@Dale83041803 @CamCassidy The landlords that changed the locks did not have paying tenants. They took action cause they wouldn’t wait 8 months for a hearing

@WithBertolo @CamCassidy Yes, but the original post was about tenants who were current, and paying. This would be more than a $20,000 fine after punitive damages were considered. This is horrible advice.

@XXBasedRights It’s a LLTB violation. Identical to not paying rent. Police were called and couldn’t do anything. They were advised to deal with the LLTB.

@XXBasedRights @CamCassidy Is it cool that the landlord needs to pay mortgage, taxes, and even utilities in this case and tenants haven’t paid a dime of rent in 4 months?

@WithBertolo @CamCassidy That's just evil. I hope karma comes hard and fast for those scumlords. Imagine bragging about throwing a family to the streets & thinking this is cool? Anyone who gloating about this possibility is also fucking evil.

@CamCassidy Yes, but within those 6 months if they sell they will probably still end up ahead if they are fined $20k. They could sell a clean, vacant property and before prices drop further.
+ they were problem tenants (not paying rent).

@kbessey @CamCassidy You could sell but with tenants that are paying well below market prices it makes it difficult to get a decent offer. Tenants will also try to Sabotage the sale.

@CamCassidy Lots in #vanre still think they can get rents from this summer—which were cashflow negative anyway.
There are going to be some interesting decisions to be made in November.
Why can’t they sell? Fixed terms? Can you not sell in ON even if the lease is month to month?

@TroyTheFIREGuy Lots of networking. Book lunches/drinks with ppl that are influential in the company and express to them your ambitions within the company. Also ask them for advice.

@Sanghera__Aman That sucks but it is bound to happen in this business. Stick with it and you will also get lucky as many times as you get burned so it balances out!
