@levelsio Actually France has a fascinating alternative. Old people sell their homes but stay in them, getting a lump sum and (low) rent-to-buy until they die. The buyer (hopefully) makes a nice saving if they don't live long.🙈

Buying a house is the worst financial decision I ever made except for buying Alibaba stock just before they arrested Jack Ma It only made sense because in my little beach town there's not a big supply of good rentals and most goes to Airbnb in the summer and stuff gets booked a year in advance Having the house, now with a home gym, jacuzzi and sauna we added and stuff like Starlink, is nice, a soon self sufficient fortress we can get back to But financially it will probably never be a good decision, which is fine But renting is NOT throwing money away, especially if the supply of rentals is good: I've rented all my life, lived in hostel dorms, hotel rooms, then suites, then apartments, especially in South East Asia the supply of housing is abundant, newly built and amazingly luxurious to live in The flexibility of not being stuck to a place is amazing The only argument I can think of for buying is 1) mine (no good rental housing supply) and 2) that most people don't have the cash lying around to just buy a house, so it's the only loan/leverage they can get for a big amount, but that loan is also not without risk (see underwater mortgages) If you do have cash and can buy a house with it, it's debatable if you should buy or not, because at that point you can have the flexibility of living in the most beautiful rentals and Airbnbs of the world and bouncing around the world, I did that I think what's important is breaking this cult of home ownership which is a real religion worldwide, with a lot of pressure put on people to buy or "get on the housing ladder early or be too late" as Dutch people would pressure me into it when I lived in Netherlands I think we should be quite wary of middle class people taking on a 30-year million dollar loan as it's literally a ball and chain There is a shortage of housing everywhere, the solution is to build more housing, one reason we're not building more housing is that it's beneficial for home owners if prices keep rising But prices only rise with shortage of supply, it's quite a messed up dynamic Realistically we WILL build more housing soon because the shortage we have worldwide is unsustainable and will cause revolt if we do not If that happens home prices will start dropping and it's not a good investment anymore Sorry for rant but yes interesting topic

i 100% get the emotional reaction people have about "throwing away money on rent" but this is spot on. owning a home has an obscene number of hidden maintenance costs and mental overhead.

@levelsio It's a bit dumb as a nomad who won't use much, and may employ #geoarbitrage for life. Sensible if stuck though still not great, except the cool upside a long time into the future—which will likely no longer happen (except in a few major metros) due the lack of repopulation. 1/2

@conycones1 @batwood011 @honey @MKBHD Stand-down is legal/compliance that shouldn't be needed if affiliate (retail/network) sites actually preserve first-placed cookie. Breaking contract has ramifications, yet any out of scope technical workaround is valid. But shouldn't be wild in the first place. Bad func design?!

@batwood011 @jacobjay @honey @MKBHD Definitely a feature not a bug for honey. Stand down is extremely well known in affiliate marketing but honey and others likely play it as asking for forgiveness than permission in this case and when they’re as big as honey, who’s going to say no to them?

My team built the leader competitor to @honey. This "scam" story is absolutely wild to me. In his video today, @MKBHD makes two claims about Honey's foul play: 1. Honey effectively steals commissions from their affiliate partners by being the last to drop their cookie when a user checks out. 2. Honey's value prop to retailers is dubious since they are giving customers discounts on products they were already about to buy. So, why is this wild? Because this is exactly how it has been since the beginning. 1/🧵

@batwood011 I personally have no issue with exploits being taken advantage of, best way to get them fixed! ;) But it's incomprehensible to me that affiliate cookies could be overwritten in the first place. Maybe now too widely [ab]used to be worth fixing.

@levelsio Detail matters—especially in fashion. I doubt ML will resolve this soon because abstraction is fundamental. The vid shows matching cut, but hilighted seams/detailing, whether a structural or design element if not matching there'll be high returns. Nifty; fine in some cases.

✨ Updated the [ 👙 Try on clothing ] feature Already now many fashions designers on Photo AI use this feature to put clothes they designed (and haven't been worn yet) onto 100% AI models and I DM with them weekly to improve the feature for them like @marliesdekkers It now is WAY more accurate, and I think it's good enough to use in online stores now It's not perfect yet though, some small details are different, like the buttons and tie, but getting there even for complex clothing Also can make AI video of the model wearing the clothing, although the eyes look a bit weird to me!

@levelsio AppleCare isn't worth it unless one is actually careless / has too much on the mind to pay attention to incongruous dangers! ;) Only broken 1 in 15—was in warranty but fell off a coffee table, have gone bikepacking with. Magsafe getting stuck sucks, as does dented bone.

@levelsio Apple Stores have a certain amount of leeway and did my replacement for free after I’d worked in a mention of my first model [I'm ~old]. I would quite happily have paid to save my stickers though. Only had spare Nomadlist and Couchsurfing ones, the new is still a bit barren…

@levelsio For wellies! Some space used similarly is common semi-rurally. For the British middle classes the porch or conservatory. Else the steps! Even in cities there's vestiges of boot-scrapers (iron thing next to the front door). Fun profiling and responding to 'needs'.

@levelsio I don't travel anywhere without my super light linen towel! [corners replete with nutrients #h2g2] Those microfibre ones are gruesome, heavy, and stinky. Linen clothes don't last so long though, but cotton-linen blends are good.

@levelsio It's worse than endrocrine — artificial clothing fibres are a huge contributor to the hundreds of tons of microplastics (raining down!). From simply rubbing against things, but mostly from washing machines. Checkout linen, is lighter, faster to dry, and easier to cultivate!

You're missing a huge UX win at busy properties—showing 'next availability' and avoiding 'next' paging; easily cached upon bookings in backend. Better still if could be embedded standalone for landing pages. ;) «We're booked up until/our next availability is {x}.»

@guiperdrix In your blog post you say '3 main variables to play with', but omitted *location* as a pertinent one, which makes affordability realistic. You actually mentioned #rural #coliving (albeit highend) yet location also covers urban redevelopment. There's potential beyond city centres!

Assumption /2 - coliving is for affordable. While I highly align on the vision of "living should be affordable", there is a desire for higher end coliving - and for the luxury of being able to share with a) a curated group of people that b) engages on curated experiences.
