Here waiting for a hearing at Equal Opportunities Commission (EOC) of Uganda waiting for a hearing since 11:00 pm. Running out of patience. Ugandans need to value each other’s time and take their responsibilities seriously. 😳 Not happy with this lack of punctuality.
The University never shows up. Last time, they merely dropped a letter asking for more time. Hmmm 🤔. Uganda 🇺🇬 can’t develop with this attitude.

Speaking of Backlog, Judiciary needs to make the process of Granting Letters of Administration more strict. We will not solve Land backlog as long as Courts do not devise measures to confirm the actual status quo prevailing on estates before granting Letters of Administration.
Perhaps Courts will need to start visiting Locus before a Grant is made. Too much fraud lies behind that paperwork and Courts seem not to have time and the will to take an extra step to curb the fraud.
Additionally, I do not know what we can do about Land Offices. Registrars of Titles are nolonger afraid to exhibit the fraud now. Land Titles be flying in left right and centre to the extent that every adversary will have their own Title over the same Land/estate. Why is it so easy to acquire a Certificate of Title today?
We cannot solve backlog without having these difficult conversations.

In a significant Judgment delivered on March 8, 2026, the High Court of Uganda in Allied Beverages Company Limited v Uganda Revenue Authority (Civil Appeal No. 0062 of 2025) allowed the Appellant's Appeal against a decision of the Tax Appeals Tribunal (TAT). The Court declared brand marketing, promotional services, and market research provided by a Ugandan company to a foreign entity (The Coca-Cola Export Corporation, based in the USA) as exported services qualifying for zero-rating under the Value Added Tax (VAT) Act.
This Judgment overturned a UGX. 9,707,459,996 VAT assessment imposed by the Uganda Revenue Authority (URA), emphasizing the destination principle of consumption tax and rejecting the TAT's "beneficiary test."
The decision reaffirms the importance of international VAT guidelines, binding precedents, and strict statutory interpretation, providing clarity for businesses engaged in cross-border business-to-business (B2B) services.

🚨🔴Brutal Truth From ELRC: You Can’t Claim Adverse Possession Without a Title.
In Amuma & 7 Others v Haganda Private Ranching Company Ltd & 3 Others (ELC 198 of 2018), over 2,500 residents of Garsen argued they had lived on the land for decades and therefore owned it through adverse possession. The Court shut that argument down for one brutal reason: you cannot claim adverse possession where no registered title exists. A mere letter of allotment, even from the 1970s, is not ownership. Without a registered proprietor, time never starts running, and the doctrine collapses.
Here’s the twist many people miss: the Court essentially found that neither the company nor the residents own the land. With no completed allotment and no title on record, the land effectively sits as public land under Article 61 of the Constitution. Translation: thousands may be living there, but legally the land still belongs to the State. The real battle therefore isn’t adverse possession, it’s whether the community can secure recognition through settlement or regularisation processes before the State or another claimant moves in. ⚖️

In the spirit of International Women's Day, the MMAKS Team visited Wakisa Ministries Pregnancy Crisis Centre on 5th March 2026. For the past 20 years, the Centre has provided shelter, medical care and academic sponsorship to thousands of pregnant teenage girls that have faced abuse and rejection.
We had the privilege of meeting the 23 girls currently accommodated, aged between 13 to 19 years. We listened to their stories, shared words of encouragement, and reminded them that their future is not defined by their current situation. We emphasized their inherent worth, strength, and the meaningful contribution each of them can bring to society. As part of our engagement, we also donated essential supplies to support the Centre’s ongoing needs.
We were also honored to meet Mrs. Vivian Kityo, the founder of Wakisa Ministries and the dedicated staff, whose selfless service continues to transform the lives of young and vulnerable women in Uganda.
This Women's Month, we celebrate the many women who make a difference in countless ways. We also extend encouragement to young women everywhere who are still growing into their potential.

All the senior lawyers I admire are abnormally knowledgeable. Not just learned, but deeply wise.

They are wealthy, yet their wealth never shouts louder than their character.
They are family-oriented,because they understand that success in other aspects of life means little if you fail at home.
And above all, they are practicing Christians. Men and women of faith, deeply prayerful.

Not all cease-and-desist letters have to sound scary or aggressive, they can actually be kind and even build relationships!
One great example is the “nicest cease-and-desist letter ever” sent by Christy Susman on behalf of Jack Daniel’s in 2012.
It was addressed to an author whose book cover closely resembled the Jack Daniel’s label.
Instead of being harsh, the letter used empathy to resolve the situation.
Here's what made it stand out:
💫 It had a friendly and polite tone.
💫 It clearly explained why Jack Daniel’s had concerns.
💫 It acknowledged the author’s possible reasons for designing the cover that way.
💫 It even suggested a solution that worked for both sides.
