@taskinfatih @AlecStapp @azeem I like this one. But it is easily explained. People train for specific goals “This year I’m going to beat 3 hrs” and they train to just beat 3 hours. And most of them do make their goal.

@briandstone They’re being smart by handling all the issues now to avoid another future trip to service that is 2+ hours each way.

Update.. they said they’re now aiming to have it completed tomorrow. They found an additional issue, an “electric valve in one of the manifolds” that needs to be replaced. They had the parts in stock, so no delay. I don’t know what that is so if anyone can shed light on that I’d love to know! lol

UPDATE: Unfortunately, this update isn’t as good as the last one. When I scheduled this appt on 3/26, I was told their plan was to tow it in on Monday, repair Tuesday and return to me on Wednesday. My vehicle arrived at the Lucid service center on Monday and has been sitting in the same spot in the parking lot ever since. I sent an email to the service advisor following up yesterday morning and didn’t receive a response. I called yesterday evening and no one answered and I was sent to voicemail. I called again just now and the service advisor I’m working with answered after about 5 minutes and said they were actively working on the car and he would check for an update. I informed him I could see the car on the live camera and it hadn’t been moved since it arrived and he said they were working on it in the parking lot (yeah right). After checking for his update he said they had to order a right strut because engineering wants them to replace both instead of just the defective left strut and it was expected tomorrow and they’d do all of the repairs once it arrived because “they didn’t want to pull it in and out of the shop multiple times”. When I asked why they didn’t order both struts to begin with, he didn’t have a response. I think that communication is paramount so the fact that he told me his plan was to return it to me yesterday and instead of keeping me updated he ignored my email and didn’t provide a single update until I could finally get him on the phone on Thursday afternoon isn’t great at all. Let’s hope this experience improves.

Robinhood refused a buy order, didn't notify me, withdrew my money anyways, and cost me over $10k in lost gains in the last 24 hours. What the hell should I be using instead?

@markvalorian @AlecStapp In jurisdictions like this, there are various tricks they use. For example, build 150 m2 now and get it approved. Later, they add on some more.

@AlecStapp The limit is only 150m² / 1,615ft² — anything above requires the architect. I thought it was going to be a reasonable level like 5,000ft² or something…the houses in France must be microscopic if that’s the distribution

@brandenflasch Nice upgrades by MB. Do you think it’ll double, triple, or even quadruple their sales of it here in the USA? 😏

@BarryRoland19 In many places, mostly outside the USA, when you rent a place you have the choice to also rent a parking spot. If you don’t pay for the parking spot, you don’t get one.

In many neighborhoods, parking is *the* most important amenity to most tenants. We're building some ADUs in one building right now, and the parking situation has become a shitshow. 3 spots for 4 units. Now, in all of my leases, I separate parking from the lease itself, which allows me to unilaterally take parking away with 30 day notice, and reduce rent by $1/mo. But taking parking away is a death sentence. So instead, I'm now offering $300/month (from $100) to any tenant to stop parking onsite temporarily, to avoid the parking shitstorm. Still no bites.

@SinaiLawFirm Have you ever checked the timeline in Georgia? I’ve been told that they are even quicker than in Florida.

Another difference is the timelines. Here is the FL timeline from a case I reviewed: Day 0 - filing Day 3 - summons issued Day 9 - tenant files answer on deadline Day 21 - failure to post rent; motion to strike filed by LL Day 25 - order by court granting the motion Day 26 - judgment issued Day 40 - writ issued Day 52 - writ returned after execution In LA just the time between writ and execution takes 3.5 months currently, due to sheriff's budget cuts. The deadline to answer a complaint just got extended last year to 10 court days, 2 weeks in practice.

Florida eviction vs. California evictions I read through a full FL eviction case. I knew it was easier in Florida but I didn't expect to find actual good ideas that hopefully our legislature implement. Here are some notes (this is based off just what I read in the case files)

@SawyerMerritt If the cybertruck keeps selling only 3500 a quarter, Tesla will cancel it soon enough. You can’t keep a production line profitable at that level. @brandenflasch

EV pickup truck sales in the U.S. in Q1 2026, according to new Cox Auto data: • Tesla Cybertruck: 3,519 (-45% YoY) • Ford F-150 Lightning: 2,060 (discontinued) • Rivian R1T: 1,658 (-4% YoY) • Chevy Silverado EV: 1,406 (-41% YoY) • GMC Sierra EV: 1,288 (+3% YoY) Despite the tough conditions and loss of the EV credit (all automakers lost this), the Cybertruck was still the #1 bestselling EV truck in Q1. Tough market for EV trucks in general though.

Bought these $VBR puts back) at a few cents. They will very likely expire worthless over the weekend, but with recent volatility, I don't need to earn the last few cents every time. #stock #trade

@IanWeberRE @irentdumpsters Are you kidding? They want land RIGHT THERE! That’s why they paid $5M for it and knocked the old house down. They don’t want land in middle of nowhere. That includes the whole gulf coast to many people.

The new norm for countless people under-25 is to take every single task they get and start by entering it into Claude as a first step. It's here, and if you're not jumping in you're going to be left behind fast. I have seen the light. It's become obvious.

@RedBSierra Fascinating. Here in the USA, the department of motor vehicles issues the tag. And the tag remains *their* property. When you dispose of the vehicle, yo have to return the tag to them. At least in all the districts I am familiar with.

@SimpleCRE It depends where and how much parking is generally available. For example in NYC, it could be half a mile or more away. In LA or DC same. But in Miami or Austin or similar it would likely be less than 1/4 mile away.

I just spent 15 minutes filling out paperwork for a minor surgery my 4yo is having next week. Despite the fact that the first thing I entered was his birthday, I just had to go through page after page of electronic forms about his work history, marital status, and drug use.
