@RedBSierra Fascinating. Here in the USA, the department of motor vehicles issues the tag. And the tag remains *their* property. When you dispose of the vehicle, yo have to return the tag to them. At least in all the districts I am familiar with.

@SimpleCRE It depends where and how much parking is generally available. For example in NYC, it could be half a mile or more away. In LA or DC same. But in Miami or Austin or similar it would likely be less than 1/4 mile away.

@realEstateTrent It might be true. If population grows from 300M to 350M with nobody building new retail, or at least no new strip malls (“replacement cost” blah blah blah), then it’s possible that rents remain high and vacancies low for a long time.

Good thread: I’ll add a question and answer that is the “dirty little secret” of EVs, and that is that the range efficiency is backwards from gas cars, which get better MPG on the highway compared to city. EVs get their rated range (say 300 miles) at slower city speeds because they get most of the stop and go energy back with regeneration and are primarily limited by wind resistance that gets much greater with speed. So a well designed EV with 300 miles of range will probably get only 2/3 of that at real freeway speeds of ~80 mph on road trips. Which is fine but they should have two range numbers, with one for 70mph 70F level driving to reveal aero efficiency.
