Well folks: we passed City Council unanimously last night for our 1-acre infill Townsend project with 20 for-sale townhomes and 8,700 SF of boutique commercial in downtown Edmond (Oklahoma City metro). Gearing up to break ground this spring. Boy this is going to be FUN!

It’s hard to discern what’s what at times. What isn’t is when the head of DHS (includes FEMA) says stuff like this. It’s a slap in the face of Americans when we’ve had no problem sending well over a $100B to Ukraine. Why publicly say this? Nobody is Congress is going to say no to more funding here.

I'm surprised Biden/Harris aren't doing more for states hit by Hurricane Helene. The current response seems like it would swing the election heavily away from the incumbent candidate. At least in the affected states -- and that's a lot of states! Am I missing something?

@samkarlin Fed govt stepped in on flood insurance since 1968 w/ NFIP. Also has provided billions in recovery and grants to mitigate damage. The NFIP has arguably increased risk tolerance as true risk is often subsidizes by the govt. Homeowners insurance is regulated at the state level.

What's happening along this stretch may be a harbinger of what's to come to climate-prone places around the U.S. if nothing is done to fix the insurance crisis. And it raises gutting moral questions about whether, and when, the government should step in to save communities.

Keep in mind both groupings of 5 days didn’t have Helene being Helene. At most, a hatched area on a NHC map that only meterologists were following.

Didn’t realize how many folks have no idea where Asheville and these other underwater towns are. I’m in Raleigh- 2hrs inland. Asheville is 4hrs west of me, up in the blue ridge mountains. It was unthinkable that a hurricane could wipe out towns this far inland & high up.

Yes but it was not forecasted to hit the north parts of Tennessee and NC with the strength and intensity that it did! This is extremely abnormal for hurricanes to gain strength once it hits land. Usually by the time it gets that far inland it’s just a tropic storm, not a cat 4 hurricane!!

Content Warning Horrific and all too common reality out of Asheville, NC yesterday. Families making it to roof tops only to be swept away with structures collapsing in unsurvivable current, sending out last photos before the building failed. I don’t think we’ve seen the the worst areas with the cell phone coverage non existent #ncwx

@BizzaroFool @JDrsx850i @lydiakauppi If you are in the Special Flood Hazard Area (SFHA) in the 100 year floodplain AND you have a federally-backed mortgage (most mortgages). If you buy your home without a mortgage or use a hard money loan, then you might not be required to have flood insurance.

Last night I watched this woman in real time, slosh around her house with the generator on INSIDE, saying they should have left but just remodeled their house and wanted to “salvage” it, tried to flee by boat, her husband found a corpse, and they don’t have insurance
