think like a real estate appraiser
Just talked to a friend yesterday and he mentioned that he’s in about $70 million worth of debt The most debt I’ve ever been in my entire life, including everything is about $3 million How much real estate debt are you in? Would you be comfortable $70 million in debt?

5 AI Agents running our entire social media operation. These are the 5 Claude agents we use to replace a $12k/month content team. I used to spend hours briefing writers, waiting on revisions, and watching engagement tank because nobody actually understood the ICP. Which hooks were working. What topics the audience actually wanted. How to turn a post into pipeline. Now? 5 Claude agents handle everything - built in Claude Code, connected directly to Notion. The agents: 1. Lead Magnet Engineer Reads your ICP docs, brand guidelines, and tool stack directly from Notion - then builds complete playbooks and creates them in your Draft database automatically. Outputs: → Full lead magnet in Notion format - ready to publish, no editing needed → Tool recommendations pulled from your actual stack → Brand voice matched to your guidelines → Notion link delivered the moment it's done → 2. Social Media Expert Trained on your top 50 posts with real engagement data. Generates 3-5 LinkedIn post variations per topic, picks the strongest one, and explains exactly why it will outperform the others. Outputs: → Hook variations scored against your own engagement benchmarks → Post structure following proven 1-3 line paragraph format → CTA matched to goal - lead magnet, authority, or engagement → Gut-check: flags anything that sounds like ChatGPT wrote it 3. Creative Director Generates complete design briefs - not vague direction, but exact dimensions, text placement, color codes, and ready-to-use Midjourney prompts your designer or AI tool can execute immediately. Outputs: → LinkedIn preview briefs at 1200x627px with full copy hierarchy → Lead magnet covers and workflow diagrams → Before/after comparisons and tool stack visualizations → Designer-ready brief so there's no back and forth 4. Research Analyst Analyzes your LinkedIn post CSV and surfaces rising topics with momentum before they peak. Spots competitor gaps. Pulls ICP pain points directly from comment sections. Outputs: → Daily or weekly trend report with momentum status per topic → Specific tactical angles your competitors haven't covered yet → Content format recommendations with shelf life estimates → "4 posts in 48hr on AI agent pricing, 2.3x engagement, zero comparison frameworks published" - that level of specific 5. Performance Tracker Turns raw engagement data into actual decisions. Not "this post got 500 reactions" - but "contrarian hooks outperform your baseline, double AI content, kill generic LinkedIn advice." Outputs: → Top and underperformer breakdown with pattern analysis → Next 7-day content calendar with optimal posting rhythm → CTA response rates by type → Specific recommendations fed back to each agent for the next cycle If you run content, manage a team doing outbound, or post on LinkedIn to generate pipeline - this replaces your entire social media setup overnight. Comment "AGENTS" and I'll send you the full system - All 5 Claude project instructions, Notion integration steps, and copy-paste input formats so you can have it running today.

@benkellyone Sba loans are not for everyone, specially if you own assets, a personal guarantee is on the line and I’ve seen folks end up in a terrible position if the business flops, be careful and explore all options.

SBA loans are the most underrated wealth-building tool in America. 10% down, 10-year terms, reasonable rates, and the business pays for itself. This is how I scaled to $850k/year.

The minutes, days, hours, and weeks fly by. Your body will start to fail you. Your kids will grow up and leave the house. Your parents will age and pass away. If you aren’t deliberate and thoughtful, 10 years will go by in a flash, and you’ll still be working the same dead-end job with the same unmotivated people. Your window to make it in life and your ability to take risks will pass you by, and it’ll be too late. I have an extreme scarcity mindset when it comes to time because it is the only thing you can’t get back. If I spend $250,000 on a new business venture and it fails, it stings. But even though I like money just as much as the next person, it is relative. You can always make more money. There is literally an infinite amount of $$$ in this world, and it has your name on it if you spend your time making the right decisions and doing the right things. Most think about scarcity when it comes to capital, more should be thinking about scarcity when it comes to TIME!

I just built a sport court for $30k, exclusively using subcontractors I found on FB Marketplace. Now I have a list of reliable, affordable subcontractors. My quotes to get the same job done were $50k - $60k Dangit I guess I'm in the sport court business now. Twist my arm ouch

Ok, so for the past few days, younger people have been on this platform whining because they don't have any money, can't buy a house, working too hard, etc. I truly am sorry that you guys are experiencing this. I know that some are blaming boomers and saying it's because we were selfish, we have no idea what it's like, etc. I want to give an honest opinion. First of all, let's stop with generational blame. Everyone is just trying to live their life. And life is hard. Period. Secondly, I agree that housing has gotten ridiculously expensive. Time to get a few roommates or rent a room from your family. Thirdly, most of us also struggled when we were starting out. There are ways to save. Little things really add up... no professional services (like hairstylists, tattoos, eyebrows, nails), no coffee except what you make at home, no restaurants, only a small entertainment budget, etc. If you are not willing to do this, then you will never be able to manage your money when you finally get it. And last of all, we are rooting for you to succeed. The posts on X are fun, but I personally really do want you to be successful in life! The end.

Lost out on a deal today to another investor. This use to make me upset for weeks. It still sucks. The market is competitive and we could have been better. Time kills all deals. Next time I’ll be better for it. How do you handle defeat?
