@llandoniffirg My older dog did this with the new puppy. Now the pup is over 6 months and major pain - gets nosed aside.

🤣 Renting a house is a whole different animal than an apartment - or even a room. You are still responsible for paying the mortgage, insurance, on-going repairs, replacing appliances (including hot water tanks), plumbing, electrical... These days even a good tenant who pays on time will not be cost effective. Wondering If your son (or daughter) wants the house in the future.

We listed our old house for rent 3 days ago. This morning I got my first ever call from a potential tenant. My very first one. I wish I was joking. "Hi, I have a couple questions about your listing." "Ok, fire away..." "I have an ongoing medical malpractice case and was wondering if it was okay if I pay the whole year up front because I'm not working." "Umm.. yeah, I think that would be ok? I don't see why not... I'm guessing that's why you're not working? If it's confidential, that's fine, just curious..." "Yeah, that's why... it has to do with my foot and I can't work." "Ok, what other questions do you have?" "Do you have any dog restrictions? We have a 10 year old pitbull... she's my childhood dog... she's so sweet... never had any issues with her." "Ummm... I think the HOA has restrictions on that breed." (Idk if they do, I just made that up) "Ok, just let me know. Next question. I do have a felony on my record for vehicular manslaughter. The person survived and ended up with only a broken collarbone... and umm... my dad would be living with me, he's my caregiver, he also has a felony on his record but he already did his time. It was his first felony and will be his last felonly." "Umm..." "Yeah... I know it's a lot going on but I don't have any evictions or anything... but I did break a lease when I was 18 because I'm a single mom and well, um... some things we're going on and I was just in mommy mode... but I'm about to pay all that off once I get this medical malpractice money." "Umm... we have a few other applications we're going to review and I'll get back to you." I think I'm going to sell the house.

@isaac_saas In the process of selling off my rental homes, so have many others in the last few years. Even with the elevated rents these days, its still the same income level crowd, and they cant pay today's rents even worse than before. If you rent for less, you'll get even worse tenants.

My family’s histories go way back. With the help of a genealogist, I was able to look up my ancestors all the way back to slavery in this country. With the exception of one set of great-grandparents who immigrated here, I know their names and where they were enslaved. With that said… Every failure I’ve ever encountered has been my own fault. It wasn’t slavery. It wasn’t white supremacy. It wasn’t “the man” holding me back. It was me. Once I started taking responsibility for myself and my own actions, success started coming. Even when I failed, I knew I gave the task at hand my best shot. Funny how that works out. More folks should try it.

So @ReconJackUSMC and others brought up a great point. Just because someone it throwing something away, even if it’s concrete, see if someone else will buy the item or material. The job this morning had us haul away these metal chairs and table as well. I bet I could sand these, paint them and resell them on marketplace for a good price! Great ideas everyone!!

I can teach you medicine. I can teach you how to intubate, how to recognize heart rhythms, how to perform assessments for both medical and trauma patients, how to be the best most bad ass paramedic that has ever walked the face of the earth. But at the end of the day, I can not teach you compassion, empathy, or heart. That is something that you either have or don’t have. Because no matter what ailment, illness, or injury your patient may be having, ultimately how you cared for them in their moment of need will have a far greater impact than how you treated them. At our core, we all just want someone to be there for us when we get scared. Sometimes, something as simple as holding a patient’s hand will have a far greater healing affect than all the medicine in the box. We are blessed to be able to see people on their first, their worst, and sometimes their last day. It is one of the most sacred trusts and one that neither I, my partner, or my students ever take for granted. God bless our first responders. 🙏🏻🇺🇸
