I’ll take a different approach: If somebody offered you a loan today at a rate of 1%, fixed for 30 years, would you take it? As anyone who’s followed me for a while knows, I’m very conservative on debt. But the “all debt is always bad no matter what” crowd is deeply misguided.

A few weeks ago I met a 25-year-old general contractor I was very impressed by. He works like crazy, grew up in the family business, and is helping take things to the next level. I could tell he was doing well, and he proudly told me he recently paid off his house, which he clearly thought was a brilliant financial move. I asked him what his rate was. He said 3.25%. I tried to be encouraging, but I asked why he chose that path. He said he was motivated by a famous financial guru he follows. (I won’t mention the name here.) Here’s the problem: at 3.25%, his mortgage was essentially free money. Paying it off “earned” him 3.25%, but it also meant he gave up the chance to earn 7–9% in the market for decades (based on average historic returns in the S&P 500). Let’s say he borrowed $500K. His monthly payment would be about $2,200 - totally manageable given his age, earnings, and locked rate through his early 50s. If instead he had invested that $500K in the S&P 500: After 10 years, history suggests it would likely be worth $1.0M–$1.2M. By paying off the house, that same money will just sit as equity, likely worth only about $685K. That’s a $300K–$500K difference by his mid-30s. And the gap keeps compounding: over 30 years, the missed opportunity is millions of dollars. Yes, everyone’s situation is different, and financial decisions aren’t only about math. But for this young man (who I’m actually hiring to install our pool), listening to that “free” financial guru just cost him a fortune.

@shawngorham Oh I don’t know. There’s significant risk to the lender in these transactions. If they get their due diligence right, I would agree. But, that’s not always the case. And as a lender, all it takes is one major loss to severely screw your operation.

Hard Money is the most secure position on a deal! Think about this: I should be buying a deal at 70-80% of After Repair value less repairs. Lenders will loan at 80-85% of my purchase price and require rehab reserves or a holdback Ultimately lenders are loaning 50-60% of ARV High interest - 10-12% Points - 1-2% of the loan Fees - $1000-2000 per loan As long as the lender gets the value right and understands the repair budgets, its very hard to lose.

@realEstateTrent I would ask what his line of business actually is? Is it significantly cyclical? If so, paying off the mortgage, regardless of the rate may be a decent risk management decision. Your point is totally valid, but there may be other factors that carry weight.

It’s been a LONG time since I played full game of basketball. But went to the park today and age 48 I pretty much dominated. Scored a bunch of points, blocked a few shots, assists, rebounds. Pretty happy about it. The 10-year olds on my son’s travel team seemed less happy about it, but #playbetter
