I was hearing whispers SPCP would be cancelled earlier this year. Looks like that’s the case. This was always an interesting conversation. “If you buy in an area that is a majority minority census tract, you can get special financing. Minority being defined as Black or Hispanic. No, Asian and other minorities don’t count. Actually, neither do mixed race households.“ Here is the reality, I haven’t had a single deal where someone said, “I am only buying in that zone to get a better rate”…it was always just a benefit that wasn’t earned, it wasn’t sought after, and it often rewarded those who weren’t minorities. I always found these subsidies to be quite ironic in that who benefited was completely opposite from who they were trying to serve. Nature continues to heal at all levels.

The craziest aspect of the new crypto-backed mortgages is that homebuyers can pledge USDC stablecoins instead of making down payments. But USDC has no upside and pays no interest. So why borrow money to pledge USDC when you can just sell it and make an interest-free down payment?
