@skenzyme @isaac_saas Huge red flag. Drug dealers, fraudsters, tax refunds.
No thanks. I just want a square who works day to day with reasonable credit and no major crimes.
English

@isaac_saas Accepting the 1st year of rent up front is a strong signal that you shouldnโt expect any more rent after the year is up, and you will have a heck of a time evicting them.
Avoid. Avoid. Avoid.

We listed our old house for rent 3 days ago. This morning I got my first ever call from a potential tenant. My very first one. I wish I was joking.
"Hi, I have a couple questions about your listing."
"Ok, fire away..."
"I have an ongoing medical malpractice case and was wondering if it was okay if I pay the whole year up front because I'm not working."
"Umm.. yeah, I think that would be ok? I don't see why not... I'm guessing that's why you're not working? If it's confidential, that's fine, just curious..."
"Yeah, that's why... it has to do with my foot and I can't work."
"Ok, what other questions do you have?"
"Do you have any dog restrictions? We have a 10 year old pitbull... she's my childhood dog... she's so sweet... never had any issues with her."
"Ummm... I think the HOA has restrictions on that breed." (Idk if they do, I just made that up)
"Ok, just let me know. Next question. I do have a felony on my record for vehicular manslaughter. The person survived and ended up with only a broken collarbone... and umm... my dad would be living with me, he's my caregiver, he also has a felony on his record but he already did his time. It was his first felony and will be his last felonly."
"Umm..."
"Yeah... I know it's a lot going on but I don't have any evictions or anything... but I did break a lease when I was 18 because I'm a single mom and well, um... some things we're going on and I was just in mommy mode... but I'm about to pay all that off once I get this medical malpractice money."
"Umm... we have a few other applications we're going to review and I'll get back to you."
I think I'm going to sell the house.

@isaac_saas List on Zillow. You get background checks and credit checks and no phone calls.

@1John534 @MikeCalcara @Ford Why not just build online? Sucks that they accepted or even requested a deposit.
English

@MikeCalcara @Ford My father custom ordered an F-250 Super Duty Platinum loaded from Autonation here in the DFW metroplex. They never got it for him. And he was a repeat prior customer. He eventually demanded his deposit back, and that was like pulling teeth.
English

Done with @Ford
Three dealerships today. All 90+ minutes from my client. Not one will give numbers over the phone. Yelling at me and consistently paranoid I'm cross shopping them. I'm not, I just need a Raptor at MSRP, which is a perfectly reasonable bid in this market. My client is a buyer immediately.
This isn't a one-off. Every single Ford deal I've touched has been a disaster. Missing accessories, wrong builds, last-minute changes, improperly delivered vehicles. No other brand comes close to this level of consistent disorganization.
@jacecraftmiller I may just need you on retainer at this point.
If you're a GM at a Ford store who actually runs a tight operation, my DMs are open. I have clients ready to buy. I just need a partner who can handle basic communication, math, and common courtesy.
Until then, I need an Avalanche Grey Raptor (non-37") with a Moonroof delivered to Charlotte.
English

@moseskagan They think their refusal to sell will advance their beliefs.
I respect their dedication, but stubbornness like this is partially why I left the area years ago. These people will โcut their nose to spite their face.โ
English

@jamesonhaslam Epicโs work is out of control.
English

@VE_tileandstone Easy peasy!
Or put on your PPE in the Florida heat for $36K.
Anyway, would you like chow mein or rice, sir?
English

@snowflaksociety @Another_FL_Man @Alpaca_Capital @upstatefederlst Yeah. Totally.
Anyway, Hereโs your Orange chicken bowl.

English

@Another_FL_Man @Alpaca_Capital @upstatefederlst This is a super ignorant take on any entry level positions in any industry. Advancing in your field for a welder (getting your certifications) will out earn a barista in half the time. Max 5 years. For a barista headed toward regional manager maybe 10 years.
English

How much does it pay? Genuinely asking.
My experience from the US (where I grew up) is people pound the table about skills shortages and when you ask what theyโre paying, itโs equivalent to working at Walmart in a no-skill job.
60 Minutes@60Minutes
Shipyards desperately need welders, pipefitters, and other skilled workers. But this work is grueling and dangerous. cbsn.ws/4bIyP6O
English

@Francis34024449 @Another_FL_Man @Alpaca_Capital @upstatefederlst Im not sure how many are enjoying it.

English

@Another_FL_Man @Alpaca_Capital @upstatefederlst Not if you enjoy welding and can't suffer libtards. Also, that's beginner pay, not to mention you won't get 10 to 30 hrs OT at Starbucks.

@AngMK7 @rohindhar Engineered wood and solid hardwood?
Of course LVP.
English

@JoshInEncinitas @rohindhar Itโs not hard to tell the difference when you are in the home, super easy.
English

@bowtiedmeathead Why eliminate the trades? I follow a couple female electricians online and they crush it. The best trim carpenter I ever worked with was a woman. ๐คท
English

My wife and I were talking the other day about potential career options for my 15 yrs old daughter who really struggles in school and is likely not college bound/material.
For guys itโs easyโฆ
Donโt want to go to college, pick a trade or figure something else out such as a police officer, firefighter etc.
Itโs not as easy for girls.
I think she would do well in sales since she is attractive, has the personality and is extremely social (spends hours everyday talking on the phone to all her friends).
For parents with daughters who arenโt on the college pathโฆwhat are some real, high-income career options youโve seen work?
English

@neilblock @rohindhar I mean engineered vs solid hardwood.
English

@JoshInEncinitas @rohindhar You can tell the difference when youโre cleaning it. LVP makes white socks turn grey no matter how well you scrub it
English

@bavedikian Respectfully, gauging the success of a tech by government adoption isnโt the best metric.

Everywhere you look, people are talking about the โinsaneโ things theyโre doing with AI.
I hear nobody talking about stoplights, which should be a layup for AI.
Until AI operates stoplights in real time instead of according to senseless schedules, spare us the fear-mongering.
The idea that someone sitting at a red light while there isnโt another car within a half mile is going to have their job taken by AI is delusion to an epic degree.
