Lots of new followers from the La Jolla post. I’m a general contractor just north of there, in Encinitas. We mainly do kitchen and bath renovations and TI projects. I also invest in real estate in Indiana, where I’m from. I usually post about construction, RE, taxes and cars.

Kitchen cabinet guy asks for 50% deposit to get started. Which I’m down for and give (cash) Now he’s asking for another 25% while the kitchen looks like this. (Never communicated the installment schedule prior) I am actually all for taking deposits for material but this is weird. There’s not even doors yet. Am I insane here?

Cabinet guy here. We get 50 percent to be put on the schedule and the other 50 when install is completed. In 5 years we have never had an issue with this. If he got 50 percent down before production there is no need for him to get the rest until it’s completed. He most likely outsources his doors, drawer fronts and drawer boxes and needs the money to cover the cost of outsourcing. You would be surprised by how many cabinet makers don’t actually make their own fronts and drawer boxes. We do everything in house.

@stevehunsaker1 🚩 The 50% should cover materials and markup. He should also have terms with the cabinet people, if that’s his main gig. In CA, we (contractors) can’t charge a client until work is performed or materials delivered.

I did a bunch of posts about it at the time because I was doing demo in the area… You had to opt in or out of the army COE. Their plan only covered the footprint of the home and they weren’t exactly gentle with anything else. So I’d you had a pool or flat work, they wouldn’t demo but might damage and bill your insurance. Private contractors needed a placard to enter the area, for each job. Permits for demo, hauling, etc. All debris taken to specific locations. Only accepted with hazardous materials license.

It’s been genuinely embarrassing to see 95% of Yimby’s not understanding how a growing group of Angelino’s are frustrated with the state of crime and homelessness. Their candidate has continually voted to keep encampments next to schools, supported needle handouts and given us soft on crime rhetoric and policy. She’s disqualified for many of us.

@colindhernandez @LA_Multi_Fam The “commodification” of housing would be a good thing. Ubiquitous, plentiful, interchangeable, competitive. You’re thinking of the financialization of housing, which would still be fine if politicians allowed supply.

Family friend's van was making some concerning sounds, I had them go get it looked at. 2014 Honda Odyssey with 150k miles. Repair will be $10k to put in a used (50k mile) engine. Do you repair or cut your losses and buy a different van?

Americans might be "why would you need an invoice?" which is also why it's so hard to get invoices from American companies and also why you get the meme about Germans who have the most strict IRS in the world and will always email you a year later "rechnung bitte!!!" (invoice please!) So in the rest of the world accounting usually works like this: You spend $1, now you need to account for that $1 with a bank or card transaction which you tie to an invoice/receipt If you can't account for that with an invoice/receipt, your accountant won't account it as an expense, so it won't be a cost, so it won't reduce your profit, so you will pay more tax If I can't account $100,000 I spend as a cost for my business with an invoice, I will pay ~$20,000 in corporate tax for that money, which was a cost infact! No way around it In my opinion this accounting only helps to reduce GDP, because hours spend every month by a business owner like me could be spend building more cool stuff which people pay for and which give me more money In another way it reduces GDP because as you see it makes me stop spending my money on costs, I try reduce my costs to $0 not just because I like it, but because bookkeeping for expenses is such a heinous waste of my time Expense accounting in the rest of the world should work like it does in America: you spend money, there's a bank/card transaction, and that's sufficient. Then if the IRS decides to audit you, you simply go back and get the invoices then, not when you spend the money, much easier! Stop wasting business owner's precious time 😊

@levelsio you need invoices for it all? i just hand my accountant a spreadsheet i made that show all charges catagorized into catagories each flagged as expense or not pull CC history once a month and have claude fill it out in a csv for me then port it to a master google sheet

One time I cut down on a pair of wire crimpers to go through TSA with exactly the tools I needed to go fix something for a customer. The gate agent that confiscated a tool prior was the same one that tried it a second time until I made him get a tape measure. He was visibly disappointed🤣 I then asked why a flathead screwdriver was allowed because it could actually kill someone but was under the length 🤦
