@JulieChangRE Absolutely. I think the city of San Diego is still around 75% single-family zoning. As San Diego is currently zoned it isn't possible, but it is possible with the right reforms.

Reality check - we don’t have room to sprawl and build 50k single family. So unlike Houston which is 9 counties in the MSA we can’t just build greenfield on farmland and where we could sprawl is high fire zones So it will have to be smaller homes / cottage courts and missing middle (townhomes, rowhomes) and tons of MF units

It's the same with homelessness and poverty in urban centers. You never hear these people, who are almost always conservatives, ever come up with any kind of solution to the problem. In fact, they oppose almost every known solution including deregulating land use.

This isn't what happened. It wasn't pessimism. It was cynicism. It was a political effort to create outrage about liberal cities and it was never about concern for public safety. The trick is to look at who is talking about it and how they talk about it.

This has been my working theory for a while and you're already seeing trends moving away from anti-establishment populism. People are starting to sour on being told everything sucks. There's big money to be made in optimistic, pro growth content creation for the first movers

I do think one thing that’s definitely going to change is that some (not all) political projects are going to go back to consciously and proudly identifying as elite (in the poli sci technical sense) lead and focused rather than everyone posturing as populist.
