@devilsbanker You could sell for below market rate, but why would you do that?

@eresc79 Is this saying, there is a 50% change prices fall 18-25% in calendar year 2026? Seems drastic, has it ever happened before ?

THE SCENARIOS (Mar 13, 2026) 🎯 Putting it all together, Claude 4.6 gives the highest probability for 10-25% correction in prices by the end of 2026. 11/11

🧵 GVR housing 2026: March historically has the highest Sales to Active Listing Ratio of the year. Mid-month numbers in March 2026 show a SAL on track to be the lowest on record for the month of March. 1/

@eresc79 Any changes beneath the surface ? Or are all sub-asset classes moving in synch ?

Overall sales in March are considerably below average, and inventory remains considerably higher than the long term average. The buyer's market continues. 3/3

Sales to New Listing Ratio remains in buyer's territory in GVR (we just finished week 13 of the year). 1/ #vanRE

@TatarynMary @StepUPnow_ca They NFPs are all audited. Some audits are behind schedule but there are records. If you ask bureaucrats st VCH & BC Housing to explain the spending I’m sure you get a garbage answer

@StepUPnow_ca There must be books and an accounting system! Where is the checks and balances. Taxpayers spend 5 million dollars a day in the DTES! 🤬

@StepUPnow_ca @SassyMay18 Nobody is profiting. If you mean money is being spent - sure. Mostly wages to nurses and union members who care for these people on the streets.

You enter a warp somewhere around the age of 18 and then come out of that warp at 35 The rest of your life is determined by what you did and what decisions you made in that time period

@604Donny @iamkennethchan @JohnnyUtahVan I think it would cost hundreds of $ per square foot to renovate. So I don’t agree on the $45M. I’d also like to see the wards opened and re claim our city streets. But the voting base disagrees!

@devilsbanker @iamkennethchan @JohnnyUtahVan It would probably be cheaper to reopen the psych wards, would reduce overdoses, would clean up the streets, would lower crime. According to estimates, it would cost $45m/yr to reopen such a facility. Still saving money.

@604Donny @iamkennethchan @JohnnyUtahVan And as I’ve said, if you’d like to reopen then psych wards then you will pay the bills to operate those. There is no cheap fix to deal with this population

@604Donny @iamkennethchan @JohnnyUtahVan It’s mostly labor cost paid to union workers - there isn’t much room to cut/negotiate. It’s not just about giving them $ for a room to rent. These people have medical needs & require nursing. So your $1800/mo x population does not come close to addressing the problem

@604Donny @iamkennethchan @JohnnyUtahVan Second, these people absolutely trash the SROs they are given and you will constantly need to renovate. Renovation can cost $30,000 every time a tenant moves out. Who is offering you the apartments to house these people ? No landlord I’ve met will

@604Donny @iamkennethchan @JohnnyUtahVan First, the reason we spend the money is because society voted to close involuntary facilities. If you’d like to renovate & re open then you’ll pay NFPs & nurses to run those instead. Will that be cheaper ?

@604Donny @iamkennethchan @JohnnyUtahVan DTES is mental illness and drug addiction. The budgets are intended to triage and minimize it getting worse. Nobody involved expects the current budget to improve conditions
