That £250,000 mortgage is now about £206,000 Payment now is £968 and will head up to £1,302 at 4.5% to £1,417 at 5.5%; Average weekly earnings have risen from £569 to £745 (up 30.5%) in the last five years; The average monthly rent has risen from £1,032 to £1,377 in the last five years (up 33.5%); and The average house price has risen from £229,067 to £267,957 (up 17.0%)

If you're coming off a five-year fixed mortgage taken out at post-pandemic lows, the numbers are brutal. Someone who fixed at 1.23% in 2021 is now looking at a typical rate of around 4.5% to 5.5% for an equivalent deal. On a £250,000 mortgage over 25 years that's somewhere between £350 and £450 more every single month. Around 1.8 million fixed-rate deals expire in 2026 alone. If yours is one of them, check your end date and start planning now. The switch to a standard variable rate while you delay is worse. Don't wait for it to land in your bank statement.

@LBofBromley Council tax up again. Have to book to take your excess waste to the refuse centre, sometimes 1 week in advance. Get to said booking, Sit in 30 minutes traffic trying to get in. Just another service getting more expensive with less ease of use. 😡

what we worked on today / return of the long-form / when we rolled out the $fxh protocol 3 months ago, long-form collections were temporarily restricted while we introduced art coins with our novel open-form collection mechanics. we're happy to say long-form is coming back with art coins! today, we finished a final round of testing, and are happy with the feature. long-form + art coins will be introduced when we re-open the platform to all. / fxhash mini app QOL upgrades on @baseapp / we deployed the one-click-minting flow currently on our website to the fxhash mini app. this means you can mint with ETH and the one-click flow does all the swaps in the background and deposits your artwork purchase in your wallet. / swapping reservoir api to seaport / we've always used the reservoir api for market data - but unfortunately, some months ago, reservoir announced they were sunsetting the api product. we're doing the swap over to seaport now, which will remove listings, offers, and collection offers on fxhash (ethereum). so if you have listings, offers, and collection offers on ethereum, you will need to place them again when the swap is completed. this does not affect our base or tezos integrations. / fxhash sdk = custom minting on your website / the fxhash sdk is complete and nearly ready to ship pending documentation. with the sdk, you can create custom minting experiences on your website. collectors won't have to interact with fxhash at all, enabling you to craft unique engagements with your art, all according to your vision. / re-open fxhash to all / the official fxhash re-opening was postponed due to two factors: 1. an IPFS issue causing image outages 2. doppler protocol curve was too steep, creating an unnatural price rise we're nearly wrapped on both and are having our final testing session on wednesday evening. on thursday, we'll review everything and set a hard launch date for the following week (announcement on socials / discord).
