@LendCRE A really low volume of 7 yeas arms were originated but you had to be stupid to take it because the rate discount was stupidly low. i think it was just .25 from a 30 a year and only TPO guys were offering them.

@2WordWisdom No one did 7 year arms in 2020 lol. 2.5% 15 year fixed and 3% 30 year fixed.

@cremieuxrecueil Is it basically that the LLM have a statistical preference and that with a large enough sample the preference reveals the identity of the AI (not dissimilar to how famous authors using pen names always get found out by the second book if not earlier)

One of my favorite findings about LLM text detection is that if you make a random list of 100 words, it'll flag as human-generated. But if you ask an LLM to make a random list of 100 words, it'll flag as AI-generated.

actually you cannot. there’s actually a specific statistical reason this is impossible. i spent three weeks and a few hundred dollars trying this exact method, stay tuned for the article and pipeline i wrote

@CatotheE Didn’t know about Diane’s weight gain. Then yes you’re right that’s body comp that is very sustainable. BMI isn’t a worthless metric unless the subject is 95% in muscle volume to skeletal frame as it has an r2 = 85%. I agree that he is 18-20 bf% which is sustainable composition

@2WordWisdom That's not what she looked like in the movie. BMI's a worthless metric for athletic people. He was probably around 18% body fat with significant muscle mass. Kruger actually gained 15 lbs for the movie.

@CatotheE At Diane’s range she likely was missing periods sporadically. Suboptimal

@CatotheE Diane Kruger was sitting sub 18 bmi. Eric bans is at a clear 25 maybe even more here. If you’d follow cdc baseline of 150 minutes of moderate aerobic activity and 2 days of muscle strengthening per week for men in their 30s you are guaranteed to look like bana in the long run

@st_louis_stan Here is the baseline recommended physical activity by CDC: 150 minutes of moderate cardio (zone 2 and 3) 2 strength training days That couple with maintenance diet at even a low .6g protein of target BW nearly every guy has Bana’s physique

@st_louis_stan This is a cope. Thats a very maintainable physique that can sit on the high end of acceptable bmi range and doesn’t require exercise plan outside of baseline medically recommended activity.

Few things funnier on here than when women see a body like this, a physique that requires careful macro watching and a 3-4 day a week gym routine, and say "see guys? This is what we like, a natural physique that you don't have to obsess about to get!"

Why U@vayunandini

Not the roided out superhero physique. Not the Instagram fitness influencer with 6% body fat. Just slightly toned, flat stomach, no abs popping out, not too muscular not too lean. A body that looks like a person who moves and eats well and does not spend his entire personality in the gym. Men, this is the body you should aim.

@pacinocrave Ugly people are not allowed to be famous. Happened in the 90s. They need to come up through alternative routes first to break the barrier

Why is slicked back longer hair the default for non-balding older guys? I'm going to stick with a buzz cut for now because I don't wish to deal with any type of haircare, but I notice that this style becomes almost mandatory at a certain point.

I have a tenant who’s been with me for a year. She pays $2,500/month, has never been late, takes care of the house, and never asks for much. Her lease is up and she wants to renew. I’m basically breaking even on the property, but an extra $100-$200/month honestly wouldn’t change my life. Would you raise the rent or keep it the same? First year being a landlord lol

@2024dion @A320ne0 Mega warehouses become more valuable all things considered. Could densify to fewer larger facilities, but likely industrial parks become a key factor in it. Domestic manufacturing still likes these spaces too

20 years ago this kind of building hardly existed. Today American cities are surrounded by them and they employ millions of people. In another 20 years they may start to disappear again.
